A new trades store and fast-food outlet will be built in Mackay now, as council approves the development.
Lodged on September 2, the new development seeks to transform the properties at 47 and 63 Boundary Rd, Paget into a mixed-use development housing industrial businesses, a warehouse, hardware and trade supplies store and food and drink outlet.
Landowners Raymond and Dominica Camilleri intend to demolish the two pre-existing houses and create a two storey development with frontage on Broadsound Rd and Boundary Rd.
An economic and impact assessment submitted to council by Brisbane based market researchers Foresight Partners said the population living in the developments trading area would grow by almost 2,000 in the next 10 years.
Foresight Partners predict by 2035 residents will spend an additional $5.5m on food, which they said demonstrated demand for the new outlet.
Town planners Development Directive identified restaurants were a shortfall in the area and the new development aims to “provide an improved variety of choice for food” in the form of a new fast food and drive-through restaurant.
Development Directive planner Sam Hutchinson said the location between Paget and Ooralea and its proximity to West Mackay was optimal to meeting the demands of nearby residents and businesses by creating new jobs and providing essential services.
The food and drink outlet is a single storey drive-through restaurant with a gross floor area of 275m2.
A warehouse tenancy with 1980m2 floor area will be opened up as well as a medium impact industry building and hardware and trade supplies building, each containing two tenancies.
The development was announced to the public on January 13 and council received two submissions from members of the community concerned about a lack of need for new hardware and trade supply stores, specifying the close development’s proximity to Bunnings and Sydney Tools.
Council approved the development unanimously and subjected the construction to further conditions.
Raymond and Dominica Camilleri were directed to provide at least one heavy rigid vehicle parking space for each of the hardware, industrial, warehouse tenancies and provide two bike parking spaces at the restaurant.
Council also specified the hardware and trade supply buildings must not contain retail shops open to the public, but involve trade supplies to tradespersons only.
For the development to go forward a 1.8m fence must be built surrounding the development and they must provide a minimum of 98 parking spaces.
The development will be undertaken in one stage of construction and is expects to be completed in 2026.
