Whitsunday, Hamilton Island and Bowen recorded 60 $1 million+ home sales in 2022 as demand for luxury property surges. See the full list.

How will the new homes market fare in 2023?

Sixty homes in the Whitsunday, Hamilton Island and Bowen regions sold for $1 million or more in 2022.

Topping the list for Whitsunday was a three-bedroom home at 377 Mandalay Road, Mandalay, which sold for $3.5 million on April 22, 2022.

Whitsunday recorded 50 home sales for $1 million or more in 2022, which was up from 42 sales in 2021.

Meanwhile on Hamilton Island, a mansion next to the gates of Qualia at 11 Coral Sea Avenue sold for $7.2 million on August 10, 2022.

It was the first time the property, ‘Bluestone’, had ever been marketed for sale or holiday letting - it had been kept as a retreat for overseas owners.

The two-level, four bedroom and four bathroom estate is spread over 2156 sqm with more than 800 sqm of living and entertaining areas with features such as its own putting green, 20m pool, kids pool, gym, crafted wine cellar with six wine fridges, sauna and much more.

Ray White Whitsunday president Mark Beale said the high-end of the market in Whitsunday was very strong at the moment.

“Mostly southerners who want the ocean views, they want to be able to walk to the main street of Airlie Beach and they also want to be able to holiday let their home,” Mr Beale said.

“It’s very limited supply on what is for sale in Airlie Beach for that type of property.

“The holiday letting income is huge for these types of properties and they get to come and use it themselves and tell their friends and family they own a house in Airlie Beach.

“That market is the strongest it has been for a long time.

“I can’t see it slowing down, it’s only really a limited supply of properties.”

Findings presented at an exclusive Shute Harbour Marina forum hosted by Rob Taylor from Taylors Property Specialists revealed the Christmas and New Year period had shown a continued strong demand from southern states for properties in the Whitsunday region.

“January 2023 has started in a positive manner with continued interest from southern buyers,” Mr Taylor said.

“We’ve seen steady demand for property from southern buyers who have identified the Whitsundays as a key lifestyle market, especially blue chip locations such as Hamilton Island and Airlie Beach.

“With growth in the state’s southeast coupled with limited stock due to rising construction costs, demand is outstripping supply and attention has turned to markets further north, especially among lifestyle buyers.

“Already in the first few weeks of the new year buyers have secured numerous $1 million-plus lifestyle homes.

“The inquiry rate hasn’t shown any real signs of slowing down from southern interest. While we don’t expect to see the hectic market activity of early 2022, we can expect a far more realistic, solid market which is best for the long term.

“Buyers are more willing than ever to head to the regions for a lifestyle and property that meets their needs, it’s a value proposition that is likely to see the property market in the Whitsundays hold its own for some time to come.”

He believed the lifestyle markets such as the Whitsundays would continue to perform really strong despite headwinds from inflation and interest rates.
