SITUATED only a few kilometres from the new $1.8billion Sunshine Coast University Hospital, an industrial shed on 1080sq m provides an excellent opportunity for either owner-occupiers or investors.

Offered as vacant possession, it has a lettable building area of 480sq m on ground that includes about 60sq m office and amenities.

There is mezzanine storage of about 144sq m giving a total lettable area about 624sq m. It also offers 600sq m of concrete hardstand with 11 car parking spaces.

With a 27m street frontage and wide electric security gates and fencing, the building's security includes screens and back-to-base alarm system.

Marketing agent Tony Rich of Colliers International describes it as a substantial holding in a highly-sought location.

"There is not a lot of stand-alone freehold available in that area, especially of that size,'' he said.

"It provides a good opportunity for service industries of the Kawana Health Hub.

Mr Rich expect solid interest on the property from both owner-occupiers and investors.

"This central position on the Sunshine Coast will generate keen interest.

"Situated on the western side of Nicklin Way between Caloundra and Maroochydore, this property is conveniently positioned adjacent to the new Sunshine Coast University Hospital Precinct only a few kilometres away.

"The Kawana Industrial Precinct is an established and vibrant area that services the central densely populated areas between Caloundra and Maroochydore, and now the new huge Sunshine Coast University Hospital as well.''

Being completed in July 2003, there are no asbestos reports required for the building.

There is an EPA licence for plastic manufacturing and fibre glassing while 5kW of solar power has been installed on the roof and the property is connected to NBN.

The single storey building has an internal clearance in the centre of 6m and 5.7m under the two roller doors (both electric) that each measure 5.1m x 5.1m.

Part of the ground floor area in the front contains about 60sq m of ducted air-conditioned offices and amenities - kitchenette, male, female and disabled toilets and shower. The various mezzanine floors are all fitted with safety perimeter guard rails.

The building is equipped with three-phase power (80amps per phase) and whirlybird ventilation. There is provision for extra amenities at the rear, allowing subdivision of the building if desired.
