Stockland pitches shopping complex for Nirimba residential area

A shopping centre complete with an established cafe and a “feminine collective” business hub has been pitched for a Sunshine Coast neighbourhood. See the designs.

A growing Sunshine Coast neighbourhood could have a shopping complex by its doorstep if Stockland’s proposal is approved by the state.

Evolve Planning lodged an application on behalf of Stockland to build a shopping complex with food, business and health care premises.

The application states the proposed 2556sq m site has a frontage to Nirimba Drive, Mulberry Lane, and Silkwood Street in Nirimba in the heart of a “neighbourhood hub”.

The site would be surrounded by predominantly residential blocks with construction for a nearby childcare centre, recreational park and sports park underway, all expected to be completed in 2025.

Documents state the design process for a civic square is also underway.

It is proposed the complex would be split into three buildings surrounding a central carparking lot, with building zones split into buildings B1, B2a, B2b and B3.

Plans show the first building, B1, and the first section of the second building, B2a, have no specific tenants arranged to take up the space at this time, and it is possible to split the building into smaller tenancies to accommodate for future businesses.

The second section of the second building, B2b, is intended to house the “Feminine Collective” or “Femco” hub which would comprise multi-use treatments to allow multiple businesses, such as hairdressing, cosmetic tattoos, naturopathy and more, to work in one space.

“The Collective aims to give small businesses and professional an affordable space to work from as well as offer clients a fun, stylish one-stop-shop for their favourite businesses,” documents state.

It is proposed a multi-purpose room within the section would be used for photo shoots, gatherings and events.

Documents state the last building, B3, would be taken up by Rhythm Espresso, who are currently located at Packer Rd, Baringa.

The proposal includes 34 spaces for parking which falls short of requirements but has been “justified as appropriate” due to provided bicycle parks, on-street parking and a nearby bus stop.

Documents show the development would be one or two storeys high, with a maximum height of 6.82m and the complex would cover about 776sq m.

The application states the proposal is in line with the approved plan of development, master plan and development scheme for the Caloundra South area.
