Public submissions are open for residents to have their say on a development application for the latest stage of Stockland's $5 billion Aura development at Caloundra South, which is being determined by Economic Development Queensland (EDQ).

The application covers a 162ha section on the western side of the development, bordering onto the Bruce Highway.

Stockland project director Josh Sondergeld said it included 2703 homesites with lot sizes ranging from 75sq m to 791sq m.

The new stage of Stockland's Aura development has opened to public consultation.

"This provides a broad range of housing types to suit all customers and budgets from terrace living to larger family blocks catering to first home buyers, upgraders, downsizers and families alike," Mr Sondergeld said.

"We're proud of the important role this plays in creating a rich, diverse and socially-cohesive community."

Stockland consulted with Sunshine Coast Council and government departments before lodging the original application in December, and again to respond to EDQ's response to information request.

In the response to information request, the State Government required the developer to provide 2027 car parks (0.75 per lot). Stockland has provided 2348 (0.86 per lot) in its application.

"Every housing type under this application has garage spaces within the homes," Mr Sondergeld said.

"There are also 2348 parking spaces, which includes a combination of on-street parking areas and indented parking bays.

"Aura's local roads are designed to allow cars to pass where two cars are parked opposite each other and also typically comprise a wide pavement width of 7.5m to allow better pedestrian connectivity."

Mr Sondergeld said Stockland was working through the next steps of the development process and looked forward to seeing the neighbourhood take shape.

Submissions on Stockland's next Aura land release are open until September 18.
