Real estate gurus reveal the trendiest suburbs where buyers are snapping up homes in the Sunshine Coast and Noosa regions. See if your suburb made the list.

There’s no doubt real estate is booming on the Sunshine Coast as the southern states move north to Queensland and families look to settle down.

Pam Court Realty owner Pam Court said there had been a huge increase in sales in Mountain Creek in the last 12 months.

“Mountain Creek certainly has taken a turn, noticeably with the prices showing how well the market is going,” Ms Court said.

“People are choosing it primarily because of the schooling and its proximity to a lot of other facilities on the Coast, like Kawana and Buderim.”

Ms Court said while places like Mooloolaba would always be popular for buyers, she had seen more interest than in previous years in places like Nambour and Woombye.

“I’m surprised where the prices have gone up in Nambour and Woombye and all the other suburbs that used to be hard to sell but they’ve now increased in value,” she said.

“The whole of the Coast has increased in value

“All the infrastructure that’s now coming, people are getting more confident about living here.

“I’ve seen an increase in people coming from Brisbane, selling and moving up to the Coast because the lifestyle is better here.

“The Coast still has a long way to grow, it’s only just started to grow but it has a lot more attributes particularly for families.

“Parents are selecting the schools first and then finding a home.”

Countryside Realty Noosa principal Robyn Kildey said people were also looking to the Noosa hinterland as a place to buy because of what it had to offer.

Ms Kildey said Cooroy had become a destination not only for visitors but for those living in the hinterland town.

“I think it’s the feel of the place, it’s got a few significant things, the library is a world class library and we’ve had a new park built that’s very popular,” she said.

“The age difference of the people moving here has changed, 20 years ago it was older people but now it’s younger families coming here for the lifestyle and also because it’s slightly cheaper than Noosa.

“It’s got the cafes, it’s got some nice shops and it’s a really easy place to live in.”

Ms Kildey said people were also buying in other hinterland towns like Pomona and Cooran.

“These places are closer to the Mary Valley, which has also become a bit of a destination,” she said.

“Pomona and Cooran too are more desirable than they were before.”

Cooroy

The median house price would set you back $833,000 in Cooroy, with 102 properties sold in the past 12 months.

Those looking to sell can expect a median price change of 28.08 per cent change within one year.

The median age of residents are 50-year olds who are earning $1289 in weekly household income.

The hinterland suburb appeals to buyers because of its proximity to Noosa and the Bruce Highway.

Its local and boutique restaurants, cafes and even distilleries bring this country town to life by offering residents variety, including the popular Bus Stop Espresso which gives coffee lovers a unique experience.

Woombye

With the ongoing upgrade to the Bruce Highway continuing, Woombye is becoming an easily accessible suburb for many with the median house price being $800,000 with a 25.49 per cent increase in price in the past year.

The suburb’s proximity to many of the region’s schools offers families plenty of choice, including Suncoast Christian College and Woombye State School.

The median age of Woombye residents is 40, with 1.8 children in households with families in the suburb.

Those who do live in the suburb earn an average of $1763 per week and have the chance to spend their hard earn money enjoying supporting the local soccer club, the Woombye Snakes, or at the Big Pineapple.

Nambour

While this bustling suburb is cheaper than its neighbouring locality of Woombye, with the median house price sitting at $623,000, those who live here know its real value.

There were 302 properties sold within the last 12 months and a number of schools within the vicinity make it a perfect spot for families.

The town is offering visitors and residents a vibrancy they hope nowhere else on the Coast offers, with a variety of cafes, restaurants like Vietnomnom, and even a popular pottery studio giving people a chance to explore their creative side.

The median age of Nambour residents is 40, with those who live there earning an average of $1124 per household.

Mountain Creek

With a 36.92 per cent change in the median price of a house with the past 12 months, it’s impressive to see the median sale price is now sitting at $890,000 with a whopping 218 properties sold in Mountain Creek in a year.

The average age of a Mountain Creek resident is 37, with the median household income reaching $1911 per week.

With two major state schools and other private schools close by, like Immanuel Lutheran College in the neighbouring suburb of Buderim, the friendly community has a lot to offer families.

There’s plenty of cafes and restaurants to enjoy or for those who love the outdoors, it’s hard to pass the Mountain Creek Recreational Trail.

While more on the up-market side of things, the beachside suburb of Warana is fast becoming the place to be for Sunshine Coast homebuyers with the median house costing $1.3m.

The suburb’s median house price has skyrocketed by 57.49 per cent within a year, as the growing suburb’s land values going up 80.6 and 79.3 per cent to $650,000 according to the recent state government Valuer-General’s latest valuation.

The average age of a Warana resident is 42 and those who live there are earning a median household income of $1511.

The coastal suburb also includes an industrial area which is transforming into a vibrant hub for places like Your Mates Brewing Co and Paradise Rum distillery.

Pomona

Another Noosa hinterland town that’s attracting buyers is Pomona, with the median sale price reaching $875,000 following a jump of 24.11 per cent in price change within the year.

Those living there are slightly younger than their Cooroy neighbours, with the average age of Pomona residents being 49 years old and earning $1384 per week in each household.

Nature lovers can enjoy the Noosa Trail Network, located nearby, or explore the quaint village type feeling its cafes, restaurants and distillery has to offer.

Cooran

Cooran is also becoming quite popular for buyers looking to make the move to the Noosa hinterland, with the median sale price being $686,000.

Those looking to buy can will have seen a 14.37 per cent increase in the median house price within the past 12 months.

While it’s smaller than its neighbouring towns, this hamlet offers residents proximity to the Bruce Highway and many nature trails.

It’s also attracting a slightly younger crowd, with the median age of a Cooran resident being 46 years old and earning $1294 per household each week.

Also home to the Noosa Hinterland Brewing Co, Cooran is becoming a must for those who enjoy quality with the residents doing their grocery shop at the local community store.

Yaroomba

It’s no secret beachside suburbs are on everyone’s dream list and those who have chosen to live in Yaroomba are achieving that goal by spending $1.3m for a median sale price.

Just nestled next to Mount Coolum, this increasingly popular suburb saw 56 properties sold in the past year the median price change increasing by 35.84 per cent.

Those who live there are on average are aged 42 and earn $2620 per household per week

Home to the Palmer Coolum Resort and Golf Course, there’s plenty more on offer for those living there, including easy access to Coolum and Sunshine Motorway.

Dulong

Nestled in the Sunshine Coast hinterland, Dulong properties are selling on average for $1.1m in the past year, with the median price change spiking by 45. 7 per cent.

While slightly older residents aged on average at 49 years old, those who do live there are earning on about $1767 per week in each household.

With beautiful sweeping views from the Dulong Lookout, it’s no wonder people are making the move with its proximity to Nambour and Mapleton just around the corner.

Mudjimba

Known for having a more relaxed vibe than other coastal suburbs, Mudjimba properties are fetching $1.3m on average with a 42.9 per cent change in price in the past 12 months.

This popular beach suburb is seeing residents, who are on average 44 years old, are enjoying themselves with a median weekly income of $1763 per household.

When not at the beach, residents can enjoy sipping a nice coffee at High Tide cafe overlooking the water or get involved in the Mudjimba Surf Life Saving Club.
