Sunshine Coast property: Noosa Sound luxury home looms as next benchmark-setter

A stunning riverfront home in exclusive Noosa Sound could become a new benchmark-setter as high-end deals roll on across the region.

A new record could be set in Noosa Sound with a sprawling riverfront home tipped to trigger a frenetic auction.

Fuelled by growth of almost 30 per cent in Noosa Heads in the past year, 33 Mossman Court, Noosa Heads is set to test the market at auction on August 28.

The massive five-bedroom, four-bathroom home boasts almost 40m of riverfront access with its own jetty and pontoon near the popular Lions Park.

Tom Offermann Real Estate’s Mal Cox has been tasked with the high-end sale.

Agency principal Tom Offermann said owners in Noosa had been typically reluctant to sell for fear of not replacing what they had and not wanting to leave the area.

He said there was almost no vacant land in town and the opportunity for new development was minimal due to “strict planning controls”.

“The temptation of higher prices has been the main reason for new listings to come onto the market, along with other reasons like deaths, old age, divorces and relocations,” Mr Offermann said.

He expected the pipeline of top-dollar deals to remain strong with interstate buyers back logged, some waiting for their children to finish the school year before relocating north.

Herron Todd White’s June, 2021 market update had Sunshine Coast firmly listed as a rising market for both homes and units.

Director Stuart Greensill wrote that growth had been across the board on the Sunshine Coast, but the pace of growth varied between suburbs.

Mr Greensill said new estates at Caloundra South and Palmview had continued to generate “strong interest” and sales from owner-occupiers and investors.

“With the new land releases being snapped up so fast we are seeing resales within some of the established areas showing significant growth over the first half of 2021,” Mr Greensill wrote.

Real Estate Institute of Queensland chief executive Antonia Mercorella said owner-occupiers had been dominant in the residential sales market but investor were becoming more active.

“In May according to the ABS, the number of new housing loans taken out by investors rose 13.3 per cent to $9.1 billion – the highest amount seen since June 2015,” she said.

“A return of investors to the market will likely increase the number of rental properties available and reduce pressure on vacancy rates, potentially providing some relief for those struggling to find a rental.”
