Nautical paradise at Minyama comes with deepwater mooring, infinity-edge pool, passive solar design

POSITION, aspect and function were the influences of this deep-waterfront house at Minyama.

It was designed after years of the owners sailing the Pacific and travelling throughout Australia.

Having already built a five-star energy rated house in which they had relied upon a wide northerly aspect they knew that correct orientation made life better, more comfortable and cheaper.

That's why they scoured Minyama for that same orientation.

The other criteria was a long view over water so when they found 7 Kumbada Court it was perfect.

Although it cost more than the other available land they knew how much difference it made to everyday life.

The sun could shine into the living space during winter but not in summer.

Having sailed and studied navigation they knew the sun tracked south in summer and north in winter. That was accommodated in design the features.

Passive solar orientation, coupled with a swimming pool and breezes created this comfort zone without air-conditioning.

Mooring the sailing boat in a safe haven made such a difference - it has been easy to work on and easy to set sail from.

Sheltered from the prevailing south-east breezes, the location just off the main river provides quick access to the open ocean, where sailing north for winter is a dream.

Even the garden has been considered in the planning and won a water-wise garden competition on the Sunshine Coast.

Having been a yachtie, saving water and power runs in the blood. Two water tanks for the garden certainly help while there are various vegie patch options for a kitchen garden.

Orientation of the windows to utilise the winter sun and view has made life so pleasurable.

The detached alternative accommodation lay-out provides options for long-term family visits in which they can be independent.

This is a property that would also appeal to someone coming from the land and looking for low maintenance yet with sense of space and privacy. 

Operating as an Air BnB opened up another facet of life in Minyama. It got great reviews from people around the world including competitors in the Ironman 70.3 World Titles at Mooloolaba.

Take advantage of flat surrounds and the hills of Buderim or Montville for-year round practise on foot or bike.

Nearby, there is Pt Cartwright and the glorious ocean beaches, places to picnic at La Balsa Park and watch children swim in the river, and the beauty of dog-friendly beaches from sunset to sunrise.
