FOR a cool $18 million, you could be the proud owner of sporting legend Pat Rafter's Sunshine Coast mansion.

The property is the most valuable residential property ever offered on the Sunshine Coast and it's now on the market.

Tom Offermann Real Estate has listed the Sunshine Beach home seeking offers above $18million.

The seven-bedroom, five-bathroom home designed by architect John Burgess was built on two blocks purchased for $9.5 million in 2006.

It is positioned at the exclusive northern end of Sunshine Beach on 1286sq m with its own landscaped path to the surf and sand.

As such captures the mesmerising ocean panorama while still providing privacy and protection from the elements.

"There are other properties in Noosa in this league which have never been offered for sale," Mr Offermann said.

"Sunshine Beach is in vogue with some very significant projects happening.

"The next owners of this house will be in good company because Seaview Terrace is one of the places to be in Noosa, evidenced by the highly successful people and extraordinary homes it attracts.

"A $15million house designed by Brisbane architect Noel Robinson has just started at the end of the street on a block we sold for $5.4million two years ago."

Mr Offermann said the agency was dealing with some well known international buyers, and the lift in interest from Americans has been noticeable.

"Most of our overseas buyers are coming from Europe and New Zealand, not China.

"We are getting a lot of expat buyers who are seeing this as a good time to repatriate their money back into lifestyle investments."

Tom Offermann Real Estate sold both adjoining properties to 46 Seaview Tce. Now there is a new house nearing completion on one and a full rebuild under way on the other.

A brick beachfront original cottage 50m up the road that sold three years ago is also being flattened for a rebuild later this year.

"In Arakoon Crescent, the next street south, the architects are busy designing another palatial beach pad for a block we sold this year for $5.2 million," Mr Offermann said.

"The influx of high-end buyers is keeping the local building trade very busy.

"We will soon be releasing details of a sale over $9 million nearby that also faces a demolition and rebuild.

"It will just get harder and more expensive to get into these front row locations.

"We have a handful of beachfront homes currently available which we think could disappear quite quickly."

The Seaview Tce home revolves around vast, open plan living spaces with an unimpeded indoor/outdoor connection the focus of each room.

Extensive decking, lush landscaping, an infinity-edge pool and the brilliant blue ocean view combine for breathtaking effect.

Six spacious bedrooms are on the upper level with marble and mosaic-tiled bathrooms. Included is the main retreat with dressing room, private deck and luxurious ensuite looking out to sea.

There is clever flexibility within the home, with three of the bedrooms simply transforming into a giant playroom or beachside studio.

A private garden level wing of the house can be used as an additional office, music room or another bedroom guest suite.
