A beachfront property owned by Australia’s most successful playwright David Williamson in an exclusive Sunshine Beach estate of 10 prestige homes has been listed for sale.

A famed Australian playwright and his novelist wife have listed their exclusive beachside hideaway for sale chasing offers north of $12.5m for the stunning pad.

The Sunshine Beach home of Aussie theatre royalty David Williamson and his wife Kristin is tucked in an exclusive pocket of 10 beachfront estates in a private community at Sunshine Beach.

Designed in the ‘90s by environmentalist architect John Mainwaring, ‘Aeolus’ on Ross Cres, named after a Greek God and Keeper of the Wind, has soaring ceilings, filtered ocean views and is private, secure and naturally protected from the elements, the listing states.

Mr Mainwaring said he designed the home for the previous owners during a progressive period of building design known as the Sunshine Coast school of architecture.

With a private track to the sand, the four-bedroom, four-bathroom home had a lightweight construction reflecting “a lightweight philosophy”.

Spearheaded by architects including Gabriel Poole and Job and Froud who “escaped the city environment and came up and practised in the Sunshine Coast” Mr Mainwaring said “the spatial, dunal house” takes advantage of the location next to the beach.

“It derived at roots from the original beach houses and sheds that were built for recreation in yesteryear and evolved into that model,” he said.

“It’s a regional approach towards architecture and expression, and really the only authentic school of architecture that Queensland’s produced.

“There are younger architects in the area that are taking that idiom further, like Bark architect and Dan Sparkes and that’s good to see, so it seems to be resurging.”

Purchased for $1.9m in 1998 and positioned within the prestigious Beach Houses estate, the home is one of a collection of 10 all with beach frontage and a shared tennis court.

A neighbouring property in the estate was purchased for $3.6m in 2010 – reportedly by a tech firm co-founder whose company was the subject of a $150m-plus offer back in 2008.

A high-profile philanthropist who sold his online business for north of $150m was also understood to be an owner within the exclusive enclave.

The Williamsons’ property also has a saltwater swimming pool, sauna and a whale watching platform which was incorporated into the design after it was first built.

Positioned on a large 868sq m parcel footsteps to Sunshine Beach village, real estate agent Rory Williamson said it is one of very few beachfront blocks of that size.

“There are only 16 – 18 blocks at Sunshine Beach of that size or over and it also has the unique attribute of an almost level walk to the beachfront,” he said.

The famous playwright was currently seeking offers of more than $12.5m.
