A new set of waterfront lots have been unveiled in a growing Sunshine Coast suburb near the marina precinct and are expected to cost eager property buyers up to $2.2m.

Queensland developer Pelican Waters have revealed 12 north-east facing lots - many boasting long canal views - as part of their Castaways Pocket release in order to meet rising demands.

General manager of development Hamish Pressland said lack of supply, stabilising building costs and coastal lifestyle advantages were fuelling the trend of people buying prime waterfront lots to build their dream home.

The lots will range in size from 382sqm to 716sqm offering between 10m and 20m frontage to the canal, a release stated.

“With this being one of the last remaining stages with north facing lots, many with long water views, to be released to market, we are expecting a very strong response, given the already high confidence levels in Pelican Waters land,’’ Mr Pressland said.

The new selection will also debut the developer’s waterfront signature terrace collection with construction expected to start in April, 2024.

The collection will boast a combination of “luxury living with a low-maintenance lifestyle”.

“The terraces will represent the most upmarket offering in the award-winning range to date, with ensuited main bedrooms upstairs and down, maximised northerly orientation with incredible water views, swimming pools and premium fixtures and fittings throughout,” the release stated.

Selling prices will start from $885,00 and their terrace collection is expected to sell from $2.1m to $2.2m

Mr Pressland said there is “renewed confidence” in Sunshine Coast builders who are ready to deliver quality homes.

“The value proposition of purchasing land and building your own home stacks up very well for buyers when they compare the high price of established homes in lesser positions which are not built to their needs and may even require knocking down or extensive renovations,” he said.

Pelican Waters’ latest release resulted in 11 lots selling for a combined $12.025m.

“Waterfront living has never been easier with the new marina just around the corner. With a restaurant, fuelling and a fully serviced boatyard, residents have all their boating and lifestyle needs fully catered for,’’ Mr Pressland said.
