Oly Homes office, warehouse proposed for Sunshine Coast Industrial Park

A company building modular homes has revealed plans for a new base of operations in what is expected to become one of the Sunshine Coast’s biggest industrial precincts.

A company producing modular homes has pitched its plans to build a new office and warehouse in a major industrial area to council.

Project Urban lodged the plans to Sunshine Coast Council on behalf of Oly Homes to gain approval for the development at 14 Maurice Harvey Crescent, Corbould Park.

The 21,900sq m site is part of the stage two area of the Sunshine Coast Industrial Park, which has been the subject of several proposals this year.

Application documents state the proposed development would allow Oly Homes to bring together all elements of its business to one site including construction, display, sales and administration.

The business was described as “one of Queensland’s leading modular builders”.

The plan would allow the Oly Homes to expand and therefore respond to “increasing demand for modular buildings”, in addition to providing “significant efficiencies and economies of scale” for the business.

Plans incorporate two buildings, a warehouse and a two-storey office, for the currently cleared and vacant site.

Documents state it is intended for the warehouse to be used for predominantly the construction of verandas and associated metal work.

The warehouse will span across 2200sq m and hold a maximum height of 10.6m, which is below the maximum building height of 15m.

Documents show the warehouse has enough space for a 10-tonne overhead crane, storage and amenity areas inside.

The second building, which will reach a maximum height of 9m, will provide office space on both floors alongside meeting rooms.

It is expected the office will mostly be used by the business’s management team alongside administration and sales staff.

Documents state stage two of the Sunshine Coast Industrial Park remains mostly undeveloped and is expected to host a variety of industrial uses.

Stage one of the park is mostly developed with a mix uses including manufacturing, a transport depot and recycling centre.

Documents state a “significant environmental area” lies to the north and east of stage two, and another industrial and business estate lies to the south.

A future waste management facility is planned for a council-owned site to the southwest.

Currently, there are six sites up for sale at stage two of the Sunshine Coast Industrial Park with price tags between $2m and $3m.
