THE next phase of Kawana's changing face has been revealed with an application made to develop 30 units on Birtinya Island, a stone's throw from the new $1.8 billion Sunshine Coast University Hospital.

The application was lodged on February 24 to develop units on vacant land on Stockland's Oceanside master-planned island by Blackstone Ridge Pty Ltd (as trustee for Tailored Developments Unit Trust 4).

Plans submitted with the council are for the 2803 sq m site to become home to 30 new units made up of nine, three-bedroom and 21, two-bedroom units, with a maximum height of 13.5m above natural ground level.

The submission comes as Stockland's massive $174 million Bokarina Beach phase of its Oceanside development is about to kick off.

A 12-month earthworks program is about to begin on the development proposed to deliver about 800 units, 300 homes and other shops and facilities with the first stage of works, on an area of about seven hectares in the south-west corner, to take about three months.

The units proposed just days ago to be built on Birtinya Island are set to range from 85 sq m to 105 sq m in size internally while each unit will have two exclusive car parking spaces allocated.

Ten visitor spaces have also been included in the proposal, while a 30-bicycle, caged storage space and eight visitor bicycle spaces have been submitted in the plans.

Lift and stairway access will be available to the three-storey unit complex, which comes well under the allowable height of eight storeys on the site, while a communal barbecue space has also been proposed.

Access to the site will be through the yet-to-be-built Affinity Place, while it will also be fronted by Lake Kawana Blvd and Birtinya Blvd.
