Mr Noble put the price guide to a mid $4m range.
He said the owners are a lovely family who have decided to sell in exchange for a waterfront home.
Mr Noble named his personal favourite feature of the home to be the internal Tuscan-style courtyard at its centre.
“With its rough stone finishes, covered in cascading green vines, and a tranquil water fountain as the centrepiece, it feels like you’ve stepped into a European escape,” he said.
“It’s a space that brings such a sense of character - truly unlike anything else you’ll find locally.”
