Luxury Noosa housing development set to replace coastal cottage

A two-bedroom cottage on a prime site in Noosa could be demolished to make way for a luxury housing development, with plans to be considered by the region’s council.

A two-bedroom cottage positioned on a large block in Noosaville could soon demolished to make way for a luxury, medium-density housing development.

The Victorian-based developer Courtware (Australia) Pty Ltd submitted plans to the Noosa Council for the 5490sq m block at 73-77 Eumundi Noosa Rd late last month.

If approved, ‘The Avalon’ development would feature 15 detached two-storey homes, each with a private pool and a mix of either two- or three-bedroom floor plans for buyers.

The block currently features a small two-bedroom home at 75 Eumundi Noosa Rd, which was last sold to Courtware (Australis) Pty Ltd for $520,000 in 2003, according to property data.

Along with the existing house, the developer also submitted to the council a number of trees on the block would need to be removed.

According to the planning report the new homes would be designed to provide privacy, as well as “generous landscaping” and a communal open space.

“Each building has a range of courtyards for the residents with large balconies. Each dwelling provides generous landscaping open space including soft landscaping per dwelling,” the planning report stated.

“The architect has ensured privacy is maintained between land uses with high-level windows where appropriate.

“All dwellings have a northern and eastern aspect to take advantage of cool breezes and winter sunlight.”

To the south of the property on Eumundi Noosa Rd a new 38-unit residential development is currently under construction, with an environmental buffer zone to the west.
