IHG Hotels and Resort reveals full plans for 12-storey Caloundra hotel

A global hotel giant has unveiled a new glimpse at their plans for a four-star hotel in a Sunshine Coast tourist suburb. See the designs.

An international hotel company has unveiled new design concepts of their proposed hotel for Caloundra in an official pitch to council for their development.

Adams and Sparkes Town Planning lodged an application with Sunshine Coast Council on behalf of Felix Capital who has partnered up with IHG Hotels and Resort to deliver a 160-room hotel in Caloundra.

The proposed hotel located at 51-55 Bulcock St, Caloundra will be dubbed “Holiday Inn Suites” by the company.

The major global accommodation hotel company released a sneak peek previously this year revealing the plans their 10th Queensland hotel, marking its second on the Sunshine Coast after their Maroochydore project.

IHG operates approximately 6,300 hotels in more than 100 countries.

The Caloundra development would include 33 suites, a pool area, gym, kids club and recreation space, with lodgings varying between studio, single-bed and two-bed rooms for guests to choose from.

The application also reveals a restaurant, cafe and other retail tenancies will take up the ground floor and the rooftop will be comprised of function rooms and a restaurant and bar, intended to be open to the public.

The project was described in documents to have “coastal and contemporary themes” to blend in with Caloundra’s character as a “city by the sea”.

The proposal is intended to become a “landmark building” for the Caloundra city centre with the retail and hospitality tenancies to “revitalise” and “cement” the function of Bulcock St as its main st of the region, it has been stated in documents.

If approved, the 12-storey building would exceed the zone’s 30-metre height limit, stretching up to about 47.5m.

Documents stated buildings directly surrounding the proposed sites reach no more than two storeys high, but hotels and other buildings in close proximity stacking between 12 and 14 floors.

The Caloundra Bus Station is a three-minute walk away from the proposed site.

Documents described Holiday Inn Suites to be one of the company’s “high-end accomodation products” as Caloundra’s first international hotel in time for the 2032 Olympics in Brisbane.

The development proposal will be open to public notification for community feedback.
