Developer submits plans to expand ‘partially completed’ Maroochydore complex

A major Maroochydore development, equipped with health services and a multistorey childcare centre, is set to grow even bigger as the developer seeks approval to build 19 more units.

A major Maroochydore development project, equipped with health services and a multistorey childcare centre, is set to grow even bigger as the developer submits plans to the council to add more units.

The existing approval, which was granted in May 2021, for the Emporio Place development currently includes a childcare centre, health precinct and a total of 29 units spread across a seven-storey complex.

However, the company behind the project, Emporio Fiduciaries Pty Ltd, submitted upgraded plans to the Sunshine Coast Council last week, which sought approval for the development to include an additional 19 units.

According to the town planning report the site at 2-10 Maroochy Boulevard, Maroochydore, currently houses a multi storey office block as well multiple ground-level business and residential units, which make up part of the “partially completed” approved project.

“The existing development on the site comprises a four-storey office building, and six and eight-storey mixed use buildings with commercial tenancies at ground level and apartments above,” the planning report stated.

The reconfiguration plans, if approved, would result in a 15 square metre loss to the proposed health precinct, in order to include the additional units.

“The health care tenancy is proposed to remain at ground level and will front the central plaza space, similar to the existing approval,” the report stated.

“The design of the tenancy provides for glazing oriented towards the plaza and boardwalk to assist with activation and passive surveillance of these public areas.”

If approved, the 48 residential units would be exclusively used for National Disability Insurance Scheme participants and Specialist Disability Accommodation housing.

The planning report went on to outline the childcare centre would also slightly reduce in size, if the additional units are approved, bringing the total number of placements offered down to 99 from 110.

“The centre will accommodate up to 99 children and 17 staff. The operating hours of the centre are not proposed to change from 6am to 7pm Monday to Friday, per the existing approval,” the report stated.
