Developer reveals deadline for luxury Ocean St apartment tower, Voco Maroochydore

An international hotel giant has revealed plans for a 13-storey luxury tower in a fast-growing regional hotspot, equipped with a ballroom, lobby bar and speciality restaurants. See the designs.

An international hotel giant has revealed plans for a 13-storey luxury tower in a bustling coastal hotspot, equipped with a ballroom, lobby bar and speciality restaurant.

Designs for the luxury apartment tower, Voco Maroochydore, were submitted to the Sunshine Coast Council last week by developer IHG Hotels and Resorts in partnership with the Sydney-based Felix Capital.

If given the green light, the development will include a 140-seat speciality restaurant and a 65-seat lobby bar, as well as a “picturesque podium-level outdoor pool, spa and sauna”.

A ballroom to cater up to 250 people and a separate all-day dining restaurant to seat 130 people are also shown in design plans.

If given the green light by the Sunshine Coast Council, Voco Maroochydore is expected to open on Ocean St in 2028.

The development will feature nine luxury residential apartments between levels 10 and 12.

The 153-room project is touted to address the Sunshine Coast Council’s newly created temporary local planning instrument, which slashes fees for hotel developers ahead of the 2032 Olympic and Paralympic Games.

The new planning instrument also relaxes height limits to attract more high-end hotel projects to the region.

Voco Maroochydore is just the latest development proposal submitted for the Ocean St site, after the company TWM (QLD) Pty Ltd revealed they had planned to build a similar 12-storey tower in March this year.

The development will feature a podium level wellness zone with a pool, sauna and spa.

The 13-storey proposal is the latest development pitched for the site at 15-17 Ocean St.

CEO and founder of Felix Capital, Michael Mouran described Voco Maroochydore as the “perfect fit” for the region.

“Over the last few months, we’ve worked closely with Sunshine Coast Council to ensure our plans for our second hotel in the Sunshine Coast are in accordance with their proposed Temporary Local Planning Instruments by accommodating leisure, corporate and commercial use,” Mr Mouran said.

“It’s energising to see that big steps are being made in the right direction for the region’s growth and we’re delighted to be part of its journey.

“From relaxing by the pool, to hosting an intimate wedding, the new development will offer ample reasons for guests from Queensland, Australia and abroad to choose Voco Maroochydore as a destination of choice when planning getaways, events and conferences.”

Voco Maroochydore is the second Sunshine Coast project announced by the partnership, with the signing of Holiday Inn and Suites Caloundra revealed in April this year.
