A developer has revealed plans to build a four-storey commercial precinct on a prime Buderim site, leaving the future of multiple existing businesses unclear.
The company Fernco Pty Ltd submitted a development application for the site at 86-94 Wises Rd, Buderim to the Sunshine Coast Council on Tuesday, May 21.
The application specifically seeks council approval to convert the current site into a four-storey building, with permits to facilitate tenancies including offices, a medical centre and restaurants.
According to the planning report, the Wises Rd site currently features a number of local businesses, located across three individual, single-storey buildings.
“Existing various commercial and business operations including a bakery, coffee shop, cafe, butcher, local fruit and vegetable grocer and specialty food store,” the town planning report stated.
The report describes the proposed development’s location as a “gateway area” between Maroochydore and Buderim, offering potential tenants high-exposure.
“The subject land is positioned within proximity to a range of services and facilities located within the nearby township of Maroochydore and Buderim,” the report stated.
The town planning report states the commercial precinct would be designed to accommodate a wide range of tenants with showroom and drive thru facilities.
“The intent for the land is to provide for a wide range of ‘Commercial’ and ‘Light Industrial’ activities of a primarily ‘local service’ nature,” the report stated.
“The establishment of a wide range of office, service industrial and community uses is primarily intended for this precinct particularly uses generating high traffic volumes,
benefiting from a location of a major thoroughfare and not otherwise needing a central location, such as showrooms, service stations, restaurants with drive thru facilities and the like.”
According to the application, the development would include 322 parking spaces and a loading bay.
