Developer applies to build 25-unit project in Mountain Creek

The developer behind plans to build more than 20 townhouses in a Sunshine Coast suburb has revealed amended designs to include more, smaller units. See the updated plan.

The developer behind a townhouse project on the Sunshine Coast has applied to squeeze in more, smaller dwellings and relax town planning guidelines for a site in Mountain Creek.

A minor change application for the site at 51 Brightwater Blvd, Mountain Creek was submitted by Exelero Property Development to the Sunshine Coast Council last week.

Exelero was previously granted approval to build a 22-unit development on the site, with a mix of three and four-bedroom units.

The latest planning report for the Alkira development states the reconfigured townhouse project would include an additional three units, but take up less gross floor space on the 4917 square metre block.

“(The) proposed redesign, provides a more cost effective build and follows the same relaxations previously approved,” the documents stated.

The report describes the development’s communal space has remained mostly unchanged from the original plans, and makes mention of the nearby Brightwater Park to provide residents with more recreational space.

“The proposed communal open space area predominantly comprises turfed surfaces and is fringed by deep planted landscapes, with a central hardstand barbecue and seating area that is covered by a contemporary pergola roof,” the planning report stated.

According to the planning report the inclusion of more homes in the development will help boost the housing supply in the estate.

“While the proposal seeks to increase the total yield, the combined gross floor area (GFA) of the units proposed will decrease from 4762.3 square metres to 4481.32 square metres,” the report stated.

“Further, the increase of the total yield provides greater housing opportunities within the Brightwater Estate.”

The Mountain Creek block last sold in October 2021 for $2.8m to the company Freshwater Drive Pty Ltd, according to property data.
