A developer has made a second bid at approval for a 254-site campground in Yandina Creek, claiming an increase in camping and caravanning demand on the Sunshine Coast over the past two years.
The application for the site at Arcoona Rd, Yandina Creek, was submitted to the Sunshine Coast Council by Danseur Pty Ltd director Noel Covey on March 14, with a new focus on highlighting the need for more accommodation options for campers.
Mr Covey previously sought approval on the same 254-site campground proposal in December 2022 before withdrawing the application last year.
The current application includes plans for 67 eco-cabins, 150 caravan sites and a cafe/restaurant.
The development proposal referred to data from The Caravan and Camping State of the Industry Report, claiming the statistics addressed the “comments” made by the Sunshine Coast Council regarding the first application.
“The Caravan and Camping State of the Industry Report 2023 noted that of the top 10 major caravan and camping visitor regions of Australia, the Sunshine Coast had not benefited from the upsurge in camping and caravan visitation post Covid,” the report stated.
“A review of existing Sunshine Coast camping and caravan parks shows that the proposed development would offer an experience not available elsewhere on the coast and hence would represent a net new addition to the accommodation and camping experiences.”
If approved, the campground would incorporate the wetlands created by the council’s controversial Blue Heart project, according to the development report.
“The proposed tourist park is expected to ‘open up’ the ‘Blue Heart’ to more tourists to the region and enable the clustering within the local area of farm and nature-based tourism to take advantage of the varied opportunities afforded by the local land uses,” the report stated.
According to the proposal, a number of features would be included in the development to take advantage of the wetlands.
“The proposed tourist park incorporates the provision of a boat ramp, a jetty and associated parking area for trailers for watercraft,” the report stated.
“It is anticipated that these facilities will be utilised by local businesses for eco-kayak/canoeing tours.”
A Sunshine Coast Council spokesman said the initial application was withdrawn last year by the developer.
“The application is impact assessable and will undergo a formal public notification process, with matters raised in public submissions considered in the assessment,” the spokesman said.
“As with all development applications, the application will be thoroughly assessed on its individual merits.
“An earlier application for the same use was made to council on 6 December 2022 and was withdrawn by the applicant in August 2023 due to requirements for state consideration of vegetation clearing matters.”
