Sunshine Coast developments to watch in 2024

From agritourism, shopping centres and luxury apartments, take a look at what developments are in store for the Sunshine Coast in 2024.

It has been a big year for developments on the Sunshine Coast with multiple projects including agritourism, luxury apartments and shopping centres given the green light.

Here are some of the biggest developments to watch on the Sunshine Coast in 2024.

Pelican Waters’ Dockside Village

Construction has started and tenants have been secured for a new shopping village coming to Pelican Waters’ town centre.

Dockside Shopping Village will have a W’Gusto’s IGA supermarket as its main tenant, a new brand under IGA.

Developers Flux Property confirmed the IGA will be owned by Greg and Lecinda Weiss, who have spent years working as part of The Seasons IGA expansion across South East Queensland.

Flux Property co-director Ben Sutcliffe said the entire development, which received council approval in 2022, was worth just under $10m.

The site occupying 3430sq m will have a “quality and complementary tenant group,” including liquor store Cellarbrations and restaurant Sushi Ari.

It is expected the centre will open in the second quarter of 2024.

Work started earlier this year on Caloundra’s latest luxury apartments as the sale price for a slice of the exclusive development was revealed.

The Lagune development will feature five apartments located on the picturesque Queen of Colonies Parade at Moffat Beach.

The four-bedroom apartments start at $5.1m and will feature wrap around balconies, ocean views and two swimming pools.

Designed by Joe Adsett Architects to take in the most of the view, the apartment sizes start at 294sq m making them some of the largest “sky homes” available on the Sunshine Coast.

Lumeah Peregian

Two renowned Sunshine Coast-based developers have started construction on a $30m residential community project.

Cube Developments and McNab have teamed up to deliver Lumeah Peregian in Peregian Springs.

The project is comprised of 31 boutique land lots ranging from 367 sqm to 734 sqm. They are the last and most prestigious land releases to date with ocean and hinterland views, which has caught the attention of both local and interstate buyers.

McNab’s Managing Director and Founder, Michael McNab, said with construction now well and truly underway, the project’s vision is starting to come to life.

Blocks start from $750,000, with house and land packages starting from $1.855m.

Yaroomba gated community

A Victorian developer will start work in 2o24 on a gated community on a parcel of Sunshine Coast beachside land that was at the heart of an eight-year court battle.

The Dennis Family Corporation is preparing to start construction of a residential gated community at Yaroomba Beach after a sale settled on the 18.5ha beachside site in September.

Director Grant Dennis said the family-owned residential developer was committed to delivering a strong outcome for the Yaroomba community.

“This site has been earmarked for development for a decade or more and we are eager to begin work,” Mr Dennis said.

He said the developer would create a residential gated community including detached houses, terrace homes and apartments, in accordance with the existing 2007 Coolum Hyatt development approval, as a continuation of the Coolum Beachside Community Title Scheme.

Caloundra South fire station

A brand new fire and emergency services complex development is expected to open at Caloundra South in 2024.

The complex was part of an election promise to the Sunshine Coast region made by the Queensland government, which involved a number of builds and upgrades to emergency stations in the region.

The Caloundra South Fire and Rescue station proposal shows the facility will be located in the Aura Town Centre on the corner of Splendour St and Festival St.

In January the Queensland Government estimated the total cost of the new station to be $6.5m, with the land given to Queensland Fire and Emergency Service by Stockland Development.

Minister for Queensland Fire and Emergency Services Mark Ryan said the new Fire and Rescue station to be built in Caloundra South is estimated to be completed in 2024.

Noosa Civic Medi-hub

The medi-hub component of Stockwell’s development plans for the Noosa Civic is expected to open early to mid-2024.

Stockwell lodged a development application for a medi-hub in a 2000 sqm site within the vicinity of Noosa Civic which will include a medical, health and wellbeing centre.

In 2018, Stockwell bought back Noosa Civic shopping centre for $250m after selling it to Queensland Investment Corporation for $200m in 2012.

Hof Apartments

Hof apartments which will include 92 modern dwellings in three three-storey buildings on Hofmann Drive marks the first residential site for the company’s large-scale Noosa Civic shopping centre project.

Stockwell development general manager Georgina Madsen said Hof would increase the diversity in housing choices in the area.

She said the buildings were designed to complement the company’s other upcoming residential developments in the area and Noosaville’s landscape.

“The site sits near natural vegetation which has been preserved as part of the development which is all about the connectivity and relationship with the natural environment,” Ms Madsen said.

“The three boutique buildings were designed to be in line with Noosa’s style.

“Then it was about functionality and that the apartments are well located, have good airflow and orientation, and making sure the spaces work together.”

Ascend Apartments Kings Beach

A Brisbane developer is building a $27m apartment complex in Kings Beach as more people are wanting to move to coastal towns in the wake of the pandemic.

The project, with a pool, gym, and barbecue area, will feature a one-bedroom unit, and 23 three-bedroom units, costing between about $850,000 and $1.6m and totalling about $27,750,000.

Director Matthew Bond said his team, who paid $2.5m for the site early last year, picked the coastal location because people were looking to move to the regions post-pandemic.

“I think half of Australia wants to live by the ocean now they can work remotely,” he said.

The project is expected to be completed by mid-2024.

Preliminary works have begun at a major agritourism development on the Sunshine Coast, despite rising costs forcing the proponents to look into a redesign of the project.

On-site works have commenced at Barns Lane Farm, a food and entertainment hub at Coolum Beach that is set to feature a produce hall, restaurant, brewery, distillery, outdoor stage, and nursery, as part of the first stage of works.

The derelict building at the northern end of the 6.8ha site has been demolished ahead of the planned delivery of paddock topsoil for the grower beds next week.

Project developer Jason Grant said it was great to see movement on the ground.

“Barns Lane Farm is set to become a showcase for regional produce and food manufacturers – it will become a place where tourists will be able to connect with local producers,” Mr Grant said.

“Everything is heading in a very positive direction and we look forward to opening towards the end of next year.”

Caloundra South ambulance station

Plans for a new 24-hour ambulance station in the proposed new emergency services and health precinct were lodged with Economic Development Queensland by consultants for the state’s Queensland Ambulance Service and Department of Health.

The proposal, on the corner of Festival St and Splendour St, includes a day room, covered car spaces and kitchen with a 10-bay ambulance plant room as part of the secured compound.

A spokesman for the Queensland Ambulance Service said, pending the completion of the Bells Creek Arterial connector road project, the facility was expected to be completed by June-2024.
