$17m Noosa home to be demolished for beachfront mega mansion

A $17m property overlooking an iconic Queensland beach could soon undergo a major transformation, with the planned home set to break height limits.

A $17m property overlooking one of Queensland’s most iconic beaches could soon undergo a major transformation, with a new mega mansion set to break height limits.

The former Virgin CEO Jayne Hrdlicka bought the exclusive property at 3 Allambi Rise in Noosa Heads late last year for $17m.

Property data shows it was the first time in nearly 50 years the property had hit the market, with views over Noosa Main Beach and a short stroll to Noosa National Park.

Ms Hrdlicka submitted a development application to the Noosa Council earlier this month, revealing plans to demolish the existing home and rebuild.

If approved, the development would be non-compliant with the area’s eight-metre height limits, exceeding it by 600mm according to the planning report.

“The design slopes down the hill and presents as two storeys to the street and is well below the existing height of vegetation within this part of the street,” the report stated.

“Only the outer edge of the roof form exceeds the 8m height limit with the over height extent of the building not obscuring views from neighbours across the street or adjoining.”

The new build would include an outdoor pool and spa, a lower floor gymnasium with a sauna, wine cellar and games room.

Upstairs the plans show a bunk room and three bedrooms, each with an ensuite, along with a large outdoor area overlooking the beach.

According to the planning report a total of 14 trees would need to be removed to allow for the development.

According to the planning report the new development would be a similar size the to current home and would have minimal impact of the view from the beach.

“The proposal retains mature vegetation and is similar in scale to the existing dwelling, as well as the surrounding development,” the report stated.

“The proposal sits comfortably on the site with little impact on the surrounding area.”
