While he reflected on the current buying market on the Capricorn Coast, Mr Moss labelled it buoyant.

"We are just starting to see (as the rental market has tightened right up), the old for sale stock is virtually cleaned up, new property coming on the market - we're starting to see some price rises," Mr Moss said.

The Yeppoon real estate agent said it was supply and demand which had caused a surge in the buying market in the region.

"People are starting to be pleasantly surprised when they go to market that there is some capital growth evidence so that's been a long time coming," Mr Moss said.

"There's a massive demand for any houses that have become available for rent, there's such a desperate shortage."

Mr Moss said the market will strengthen as the demand for properties continues.
