A mammoth new estate that slated for more than 60 homes in a growing region of the Southern Downs could finally be on the cards after two decades of planning for the site.

The at this stage unnamed proposed estate in south Warwick is currently in development by Cedarwood Estate Pty Ltd with the assistance of the Southern Downs Regional Council.

Planning documents from council show the site - which is currently dormant bushland - could turn into a lively estate.

Once both developments are complete, the development will result in a total of 69 new lots.

The site has been long desired for developers, with several firms keen to turn it into something beneficial for the community.

It is understood that in 2004 the former Warwick Shire Council proposed to turn the site into an aged-care estate plan which would have been for 128 units.

The site has had several approvals during its time, and it is understood part of the block was owned by the Catholic Diocese of Toowoomba.

The plot has been idle since being bought by the church in the 1960s, and part of the area near Cleary St is flood-prone.

Those close to the project say construction is still “a while away” but they hope subdivision approvals will come through in the coming months.

It is understood the new estate will only have one vehicle entrance, via Carmody St, but will be able to be pedestrian accessed via the northern Cleary St.
