Residential subdivisions, farmstays applications lodged with Livingstone Shire Council

Hundreds of blocks of land are set to be cleared this year as developers expand residential subdivisions at the booming Capricorn Coast, while two farmstays are also proposed.

Many hectares of land are set to be cleared this year on the booming Capricorn Coast as multiple developers expand residential subdivisions and another two farmstays are proposed.

Here is a breakdown of development applications lodged with Livingstone Shire Council in the past couple of months.

THE SHOALS ESTATE – STAGES 7 AND 9B2

Keppel Developments is moving ahead with more stages of its Capricorn Coast development.

Stage 7B is for lots 173 to 179, sized from 1015 to 8523 sqm.

Stage 9B2 is for lots 160 to 172 plus drainage reserve lots, with lots sizes of 802 sqm to 4692 sqm.

All lots will be connected to a full range of urban infrastructure and services including access to a constructed road.

The Shoals is just one minute from Lammermoor Beach and a short drive from the Rosslyn Bay Marina.

The locally owned and operated company also has residential estates Sea Haven Yeppoon and Crestwood at Norman Gardens.

LOT 1A VAUGHANS ROAD, ADELAIDE PARK – 14 LOTS

This subdivision application is for 14 rural residential style lots and a rural balance parcel, to be constructed over five stages.

The lots are sized between 4003 sqm and 5941 sqm.

All lots would be connected to a full range of rural residential infrastructure and services and accessed by a constructed road.

The future dwellings would have underground electricity supply and the water supply network will be extended but would need to be serviced by their own domestic septic system.

The planning application reports note the land has been mapped as “Least Concern Regional Ecosystem”.

The development area is generally open grasslands with a small patch of isolated woodland and would be fully cleared when construction commences.

The site is about 3.5 kms from the Yeppoon CBD and main beach.

PACIFIC OUTLOOK, PACIFIC HEIGHTS – 14 LOTS

The lots for this subdivision are between 601 sqm and 1510 sqm and include 14 lots and one balance lot over 44,230 sqm of space.

The site on Fraser Crescent also has frontage to Cook Avenue and will be accessed by a new 16-metre road with two cul-de-sacs, connected from Cape Manifold Avenue.

The land is currently vacant with open woodland vegetation which is considered to be a low to medium fire hazard.

Retaining walls under two metres in height are proposed to be constructed on the lots to create usable areas for a house and private open space.

The lots will be serviced with reticulated water, sewer, Ergon electricity and NBN telecommunications.

St Benedict’s Catholic Primary School is to the north of the site, which is surrounded by vacant, rural and residential land in the other directions and features sea and island views.

It is a five-minute drive from Yeppoon township.

The extension was previously approved by council in 2013 and the approval lapsed in 2022 as a result of COVID-19 implications.

HOUSE AND FARM STAY, FARNBOROUGH

The 27 hectare property at 481 Farnborough Road sold for $3.1 million in March 2022.

Plans have been proposed for a dwelling house and farm stay accommodation.

The owner is looking to establish cropping and rural activities to produce vegetables and herbs to supply to local restaurants through the markets and a roadside stall.

The house and shed would be built in stage one and the short term accommodation farm stay with a cabin and designated camping area with a shared amenities block would be built in the second stage.

The layout has been designed to take advantage of the rural location and scenic views while keeping in mind the rural amenity.

The main house is a five-bedroom, two-storey, eight-metre high building with a total floor area of 701.72 sqm.

The cabin would have two-bedrooms with a total floor area of 175 sqm, located southwest of the house and taking in the southeastern views.

It is not proposed to have designated campsites and there would be a maximum of 12 sites at one time.

The farm stay is proposed to operate 24/7.

FARM STAY – TAROOMBALL

Ross and Judy O’Reilly are long time business owners in the region and started the High Valley Permaculture Farm on Clayton Road, Taroomball in 2016.

The site already contains a market garden, food forest, fully solar-powered farmhouse, pumps, bores and gravity-fed irrigation systems along with free range farm animals.

The proposal is to establish a farm stay as accommodation around the existing farm, with nine two-bedroom cabins, three one-bedroom cabins, all fully self-contained and four glamping tents.

There would also be a communal area which would have a kitchen, laundry and terrace deck, and extend to a two-bedroom caretaker’s residence.

THE PINES, PACIFIC HEIGHTS – MULTIPLE STAGES

Various development applications have been lodged with council for more stages of The Pines estate on the outskirts of Yeppoon on Yeppoon Road at Pacific Heights.

The plans include:

Stages 11 and 13: Vegetation clearing and 101 lots

Stage 21: 14 lots

Stages 17 and 18: 74 lots

Stage 8, 9, 10 and 12: 162 lots

The most recent application, which is for stage 21, notes the residential subdivision has seven stages completed and currently underway.

The new stages will fit in with the current subdivision to make a “high quality and attractive development”.

New streets have been proposed and street trees will be proposed as part of the works.

The first stage of the Pines Estate, developed by Homecorp Property Group, was opened in 2015 and is master planned to be home to 3000 people and create more than 500 jobs through the 10 year construction period.
