Capricorn Coast luxurious properties: Plans of properties to be built

Exponential growth has been recorded at the Capricorn Coast in the wake of Covid-19. In 2021, 396 new dwellings were approved. Check out plans for some of the higher-end homes planned for the coastal hub.

The Capricorn Coast is already home to a number of luxurious properties and mansions with more set to be built soon.

Growth has been exponential at the coast, with more and more people moving to the region in the wake of Covid-19, to escape lockdowns and as working from home is manageable and people don’t need to be in the cities for work.

According to Livingstone Shire Council planning and building approval data for new properties, there have been 181 single storey dwellings and 13 two-storey dwellings approved for construction this year to date September 26.

Throughout the 2021 calendar year, 377 single storey dwellings and 19 two-storey dwellings were approved.

There has also been an increase in property transfers, including vacant land and residential properties.

Some of the properties planned for the bustling coastal hub are quite luxurious, boasting panoramic ocean views and of huge size.

A “house and cabin” was approved on September 9 to be built on a 5.6 hectare vacant land at 9 Eros Street, Barlows Hill.

The approved plans, designed by Rockhampton firm Beat Architects, for the property developer, HR Property Developments, show the property built into the sloping site.

The dwelling is not anticipated to be more visible than any other houses on the eastern slope and will not impact on any scenic views.

The master suite includes a main room, walk-in wardrobe, bedroom, meditation and ensuite.

There will be no reflective building materials or bold colours used in constructing the properties.

The building application document includes a heavily detailed bushfire assessment and firebreaks will be cleared around the properties.

The Department of Environment and Science granted a protected plants clearing permit in February.

It is noted Cycas ophiolitica were identified on the subject lot during the on-site floral survey and no existing adult cycads will be removed or displayed, nor will ther ebe clearing within five metres of cycads.

A dual occupancy property was approved on September 14 at 14 Cook Avenue, Pacific Heights.

There are two units with three bedrooms each planned for the site.

The 732 sqm property which has ocean views is currently for sale and is a five-minute drive from the beach and eight minutes to the Yeppoon CBD.

An application was lodged this month for a dwelling house and swimming pool at 7 Gus Moore Street, Yeppoon.

The site is a 1726 sqm block of a irregular shape and has panoramic sea and island views backing onto a national park.

9 Fraser Crescent, Pacific Heights

A five bedroom home with master suite, media room, and pool has been proposed for 9 Fraser Crescent, Pacific Heights.

The 828 sqm block of land sold for $250,000 in July this year after 20 days on the market.

40 Bayview Drive, Lammermoor

An application for a two-storey home with a basement level for motor home/ workshed and garage was submitted last week.

The 848 sqm site has panoramic views of the Yeppoon beaches and Keppel islands.

The proposed developments are now being assessed by council planning officers.
