Cocobrew Express: Kele Property Group to expand with second coffee drive-thru site

Nurses, doctors and workers at the Capricorn Coast Hospital won’t have to go far to go to get a coffee if a new drive-thru is proposed to be built next door is approved by council.
Cocobrew Express is set to expand with a second site in Yeppoon after new plans were lodged with Livingstone Shire Council this month by Gideon Town Planning.
The developer is Kele Property Group, which opened the first Cocobrew Express site at the end of 2021, on the corner Albert and George streets in Rockhampton, and the Cocobrew bar and restaurant in 2019.
The Yeppoon site is pinned for 6 Hoskyn Drive, a 1437 sqm block of vacant land, between the Capricorn Coast Hospital and Health Service and the Caltex service station.
The planning report notes the 8.4 metre high building would not impose on the amenity or privacy of the hospital but would also have exposure from the Hoskyn Drive roundabout and Yeppoon Road.
The drive-thru coffee shop would have a gross floor area of 61.82 sqm and the proposed building would have a contemporary commercial design that “reflects the character and design elements of its mixed-use setting”.
The site plan allows for onsite queuing with order and collection points and there would be two access points, an entry driveway and an exit driveway, along with pedestrian pathways.
The business would have a maximum of three staff on site and is proposed to be open Monday to Sunday, 5am to 5pm.
It would primarily serve coffee, food and other convenient refreshments to the general public.
The planning report notes the proposed food and drink outlet will service workers and customers of the surrounding area and motorists of Yeppoon Road.
The venue wouldn’t have any internal seating but the proposal does include two covered outdoor seating areas, aimed specifically at the local foot traffic from the hospital and nearby businesses.
There are about 150 staff at the Capricorn Coast Hospital and Health Service.
Sports good store Intersport also lodged plans for a shop to be built across the road, at 2 Erskine Court, to be twice the size of its current Yeppoon store.
The development application for the coffee shop is now under assessment by Livingstone Shire Council planning officers.
