With tight lending restrictions, buying in these suburbs may be easier than saving that big deposit

NEW figures are in and Mackay's cheapest suburbs have been revealed.

The CoreLogic Market Trends report shows that overall sales prices in the region have grown 1.5 per cent in the past year, up to an average of $340,000.

Here's five of Mackay's most affordable suburbs:

1. North Mackay

CLOSE to the beaches and big blocks - what's not to like north of the river. Houses in North Mackay are selling for a song, with a median sales price of $270,000. Despite the affordable sale price, the suburb has seen 12.5 per cent growth in price in the past year.

2. Mackay

LONG regarded as a poor place to buy, things are turning around in town, with more jobs and the gentrification of Wood St. Mackay comes in a close second with houses in town selling for a median of $274,000, selling for 7.5 per cent more than the same time last year.

3. South Mackay

SOUTH Mackay was a dark horse, however smart buyers are cashing in on its quality homes and proximity to the city and amenity. Houses are selling for a median of $287,500, up 6.5 per cent from last year.

4. Slade Point

A HOME by the beach for less than $300,000? Northern beaches properties are steaming ahead, and Slade Point might be the next to hit it big. Houses are selling for a median of $292,500, 6.4 per cent from last year.

5. West Mackay

AGENTS are touting West Mackay is the next suburb to go, with plenty of character homes and big blocks, it's easy to see why. Houses are selling $297,500, only 2.6 per cent up on the same time last year.
