Plans have been lodged to build a new 100-home retirement village in a beachside Mackay region suburb.
Grummitt Town Planning, on behalf of Karkel Contracting, submitted an application to build the village at 48 Armstrong Beach Rd in Armstrong Beach, about 40 minutes’ drive south of the Mackay CBD.
The vacant 132,284 sqm block is nestled between residential homes along Armstrong Beach Rd and Melba St and is only about 150m from the beach on the eastern side.
Documents detail the development will include 100 individual dwelling houses for persons 55 years and over, storage for boats and caravans, and facilities including pickle ball courts and bowls, a swimming pool, a communal shelter and recreation building.
They state the dwellings would be delivered over five stages with recreational components built over stages three and five.
Each home will be 23.2m long by 8.5m wide including the covered deck area, with two bedrooms, an open plan kitchen, dining and lounge area, and master bathroom and a guest bathroom.
There are also two carparking spaces allocated for each dwelling in individual 6m wide driveways along with a communal parking area catering for up to 29 visitor spaces.
To access the village, a 7.5m wide private will connect Armstrong Rd to Melba St with security gates at both entrances, and the roads within the estate will be lined with trees such as the Lily Pilly, Tuckeroo, Golden Penda, Ivory Curl Tree and Flame Tree.
Landscaping will also feature grevilleas, bottlebrushes and melaleucas.
Documents state the retirement village will be an “excellent facility” for the region’s ageing population and it will “foster community spirit and contribute to a healthy lifestyle for its residents” while minimising pressure on healthcare and social services.
Karkel Contracting is based in Ipswich with Bellbird Park resident Kelvin Howard as its director.
The application was submitted on March 11 following pre-lodgement meetings with council in November last year.
