GONE are the days of what real estate agents refer to as 'tyre kickers' turning up to inspections, residents arriving at Mackay open homes now have cash to burn.
In the past week, Explore Property have sold close to $3 million worth of residential property across the Mackay region and director Ben Chick expects the results to improve further as market positivity continues to increase.
Mr Chick said of the 13 properties sold last week, the majority sold within 14-21 days of being on the market, a huge improvement on the previous Mackay average of about 100 days.
He said one of the keys to Explore's success is their ability to host an abundance of open homes and in turn, meet more potential buyers.
"If anything there is more energy in the market and we are meeting more people. We have a large real estate team so we have the opportunity and the ability to have a lot of open homes, meet more people and get more exposure to what people are looking for,” Mr Chick said.
"The important thing to remember is there is more volume, but there hasn't been an increase in values across the board of late. There is the opportunity to buy and people are certainly doing that.
"We don't get as many tyre kickers, if people are looking right now they are going to buy something. Those that are looking are literally researching to buy.”
Mr Chick said more people were choosing to list their homes for sale now, rather than wait until the end of the year when the market is flooded with properties.
This is reflected in the Daily Mercury's Friday Real Estate Guide of which Explore Property has taken 30 pages both today and last week.
Explore Property has more than 60 properties in the guide today, including 34 Manning Street, Rural View which is at the higher end of the market.
