A PRIME Mackay CBD cafe space is poised to go under the hammer this week.

The vacant cafe, located on the ground floor of Oaks Carlyle, was built in 2015 along with the apartment building but despite it's great location, has never operated.

Blacks Real Estate will hold an auction of the 125 sq m space on site at 23-35 Alfred Street this Friday at 12.30pm.

Selling agent Greg Lewis said there has already been decent interest from potential buyers.

"We have had some local interest as well as interest from interstate,” Mr Lewis said.

Mr Lewis said Oaks Hotel Group held the lease of the space until 2022, providing a net annual income for the buyer of close to $47,000.
