Mackay property: Top seven suburbs in 2021

Five of Mackay’s top seven market movers are in the city’s north, showing the strong growth in suburbs on the top side of the Pioneer River. But the place with a 23.4 per cent price rise is south.

FIVE OF Mackay’s top seven market movers are in the city’s north, showing the strong growth in suburbs on the top side of the Pioneer River.

Andergrove is Mackay’s top market mover in the latest REA Market Trends report for October.

There, 196 houses were sold in Andergrove in the past 12 months, with the suburb recording a 2.8 per cent rise in median house prices over the past year to $365,000.

Staying north of the river, Bucasia has taken the number two spot, with 153 houses sold there in the past year, followed by Beaconsfield (145), and Rural View with 140 houses sold. Median house prices in the four suburbs range from $400,000 in Bucasia and Beaconsfield, to $450,000 in Rural View.

Rural View continues to expand, with four developments still selling in the Northern Beaches suburb, along with plenty of existing homes on the market.

Demand for property in Rural View, and in the neighbouring suburb of Richmond, is on the rise, with Rural View showing 7.8 per cent growth in median house price in just the past three months alone.

The top movers then shift south of the Pioneer River, with South Mackay taking out fifth spot with 138 houses sold in the past year, with the suburb recording a median house price of $330,000.

House sales in North Mackay, at number six, are also strengthening, with 9.5 per cent growth in median house values to $328,500.

There, data shows 126 houses have sold in the past 12 months.

In seventh spot is West Mackay, where 122 houses sold over the past 12 months, taking the median house value to $388,500.

Three other localities to record strong sales results in the 12 months to October were Mount Pleasant, Sarina and Ooralea.

Sarina continues to present strong growth, with a 23.4 per cent rise in median price over the past 12 months to $382,500.

Mackay City continues to dominate apartment sales, with 70 units sold in the past 12 months, and showing a 16.9 per cent rise in median price over the same period.

Across the Mackay local government area, there are currently 933 houses for sale on realestate.com.au, and 216 units.
