A seaside Queensland resort and restaurant has hit the market for $1.595 million, offering a chance to live and work by the ocean for less than the price of a house in inner Brisbane.

Dolphin Heads Resort is in the picturesque Northern Beaches about 20 minutes north of the Mackay Airport.

Its 50-plus privately owned villa apartments surround a lagoon-style saltwater pool, kids shallow and heart-shaped spa, with many overlooking the Pacific Ocean.

The resort’s Salt Restaurant and function room have played host to weddings, as well as corporate events, birthday parties and more.

Realtor Antonio Curulli said the Dolphin Heads Resort letting rights were competitively priced at $1.595 million, but the entire property was “probably worth $20 million”.

Realestate.com.au data shows the average price for a home in the inner city Brisbane suburb of Bardon is $1.63 million.

“The operator doesn’t own the whole resort (but) the business, the restaurant, the function room, and the apartment,” Mr Curulli said.

“You’re buying the heart of the resort … the lifeblood.

“It represents a good lifestyle for a husband and wife couple coming in for a sea change.

“The location is quite superior, it has an amazing spot there on the water.”

Mr Curulli said longtime operator Lyn Ischenko was looking to retire after running it for “nearly eight years”.

Situated across from the Eimeo Beach and the iconic Eimeo Pacific Hotel with its sweeping views, Dolphin Heads Resort is one of Mackay’s tourism centrepieces.

The sale listing itemises the resort’s $1.6 million price tag.

A managers residence/reception office is $250,000 for one freehold lot, $900,000 for Salt Restaurant and function room as another lot, and $445,000 for 38 units in the letting pool and rights to function room income.

The listing states the resort’s 2021/2022 financial year net profits were $157,391.

Mr Curulli said the resort had received a “fair amount of interest”, particularly from investors living in South East Queensland for whom Mackay was just a drive or flight away.

“It’s not an inconsequential amount of money (so) it’ll need someone who’s got some big pockets to come in,” he said.
