Central QLD landholders to receive new land valuations

The state government Valuer-General has announced more than 80,000 new valuations will be issued to landowners across Central Queensland.

Thousands of landowners across Central Queensland will be issued new valuations, with the value of land in some areas increasing by a whopping amount.

The state government Valuer-General Laura Dietrich announced more than 80,000 new valuations would be issued to properties across Mackay, Gladstone, Barcaldine and Blackall-Tambo.

“Today’s land valuations are the result of months of hard work and extensive research and analysis by the State Valuation Service,” Mrs Dietrich said.

Ms Dietrich said Primary production land values across Central Queensland had shown significant increases in land value since their last revaluation date

“The overall Primary production increases include 130 per cent in Blackall-Tambo, 153 per cent in Barcaldine, 60 per cent for Mackay and 70 per cent in Gladstone,” she said.

On the other hand, residential values have been varied.

“These land valuations reflect property market changes since the local government areas were last valued with the date of revaluation being October 1, 2022,” Ms Dietrich said.

“The new valuations will take effect from June 30 this year.”

The average land value changes vary from nil increase overall in Barcaldine, a 20 per cent overall increase in Blackall-Tambo LGA, 12 per cent increase in Mackay and 1 per cent in Gladstone.

The Valuer-General’s decision to revalue a local government area is based on factors including a property market survey, the timing of the last valuation and consultation with local governments and industry.

More than 805,000 properties across 24 local government areas were valued in 2023, representing about 45 per cent of all rateable properties valued across the state.

Several factors were identified to have influenced values of the properties including:

- Overall confidence in the rural sector

- Strong beef and commodity prices up to the date of valuation

- Low interest rates up to date of revaluation

- Rural sales transacting at record levels

- Significant increases in land value for rural properties

- Improved seasonal conditions

- Producers seeking to acquire more land in order to expand their herds

- Family operations and corporates seeking scale.

Mrs Dietrich said the impact of any severe weather events, including historic flooding, were considered in the valuation process.

“Land valuations provide independent data for various industries and allows landowners to monitor the movement in the value of their land,” she said.

“Local governments and the Queensland Revenue Office may use this information as an input to their rating and land tax considerations.”
