A Brisbane property developer has started building exclusive housing in a gated community in Ipswich. It comes amid predictions the area’s population will boom in coming years.

Brisbane property developer Azure today announced the started of building work on an exclusive housing in a gated community in Ipswich.

It comes amid predictions the area’s population will boom in coming years.

Munro, which will have 100 terrace homes built in a gated community on a 2.22ha site at 33 River Rd in Bundamba, is the company’s first Ipswich project.

The project is already mostly sold out and construction is starting on schedule after an official launch in April.

Azure director Trent Keirnan said Munro by Azure delivered on the company’s mission to enhance affordability amid an ongoing housing crisis.

“We are especially proud that this collection of 100 terrace homes holds true to our focus on quality for all, amid the current housing crisis, allowing us to enhance affordability so that more people can acquire a brand-new home,” Mr Keirnan said.

“A scarcity of superior living options has allowed us to present this project to cater for a changing demographic in Ipswich, a city that is undergoing a major transformation.’’

The Australian Bureau of Statistics (ABS) and Informed Decisions Consulting (ID Consulting) have previously named Ipswich as the fastest-growing corridor in Queensland.

ID Consulting said its population would nearly double by 2041 to about 425,000 people.

The ABS predicted Brisbane would experience 0.9 per cent growth per annum from 2026-2031, compared with a whopping 3.7 per cent for Ipswich.

Mayor Teresa Harding said no other council was growing as rapidly.

“Almost 250,000 residents currently call Ipswich home, with our population set to double to more than 533,000 residents by 2046,” Ms Harding said.

“A real example of this rapid growth is Council’s waste collection services.

“Council is providing more than 100 new wheelie bins each week to service new families and residents in Ipswich.

“Planning for this growth is one of the biggest challenges facing our region.

“To ensure our city continues to grow sustainably, we rely on the State and Federal governments to do their part in investing in community and transport infrastructure to match this growth.

“While population growth has its challenges, the affordability and liveability of Ipswich have proven to be a huge drawcard for global businesses looking to invest in southeast Queensland.

“We know that Ipswich will need to generate at least 61,000 extra jobs and provide for an extra 112,000 dwellings to keep pace with its forecast growth.”

Munro’s first stage would feature 70 terrace homes and was due for completion in the first quarter of 2025.

The second stage would have 30 terraces, to be finished in the second quarter of 2025.

Prices ranged from $545,000 to $557,000 for the three-bed, two-bathroom, single-car garage townhouses.

The project included resort-style communal facilities with 20m pool, cabanas, sun lounges and a large lawn area.

So far, 95 of the 100 townhouses were under unconditional contracts.
