‘High quality’ townhouses and business units pegged for growing Brisbane suburb

Location is the name of the game for a 100+ home tropical paradise with space for business, proposed in the heart of one of Brisbane’s booming suburbs.

Location, location is the name of the game for a 76-townhouses and 33-unit development north of Brisbane, with a Westfield shopping centre, school, aquatic centre and major speciality shops all within a kilometre.

Azure Development Group has lodged the application at 14 Kerr Road East, North Lakes, 1.7km from entry to Bruce Highway.

Designed as a two-storey built form no taller than 12m, the townhouses would be made up of three or four bedrooms, some with a multipurpose room or generous internal and external living areas.

The 33-unit design incorporates a variety of tenancy sizes ranging from 80 sqm to 250 sqm.

Between 23sqm-75sqm of private open space is provided for each dwelling.

A pocket park along with a swimming pool and pool pavilion have been designed as centrally located communal spaces for residents.

“Historically, North Lakes was a suburb characterised by low density residential development,” the application reads.

“However, the suburb is now emerging as a greenfield growth centre that provides for high density around shopping centres, schools and public transport opportunities.

“The Multiple dwellings have been designed to include multiple facade variations along each elevation to promote visual interest and avoid uniformity throughout the development.

“In response to market feedback, the proposal provides a range of three bedroom units, three bedroom units with multipurpose room and four bedroom units with generous internal living areas.

“For the townhouses which include a multipurpose room (MPR) for use by residents, it is noted that this room will remain an MPR and not converted to a bedroom.”

The townhouse complex would be within 750m of Westfield North Lakes, Chemist Warehouse, Fantastic Furniture and public transport along Endeavour Boulevard.

North Lakes State College and the North Lakes Aquatic Centre would be within one kilometre.

“Azure Development Group pride themselves on delivering and maintaining a product consistent with their pre-build marketing material,” the application reads.

“The development adopts a high quality built form outcome that incorporates design elements such as variation in materials, variation in finishes, recesses and screening that articulate the building facade and provide a high degree of visual appeal.”

The development would include 131 carparking spaces.
