Prime land in the heart of Hervey Bay is up for grabs for developers, with potential for a new events centre, tourist accommodation or high density living to be built.
Fraser Coast Regional Council is calling for proposals for the “strategically important” land at 7-19 Hillyard St, Pialba, which it purchased in 2019.
The prime real estate across from Seafront Oval was once earmarked for a council administration centre, however that building will now be co-located alongside a new library at Main St and Torquay Rd.
Colliers is running the expressions of interest campaign - led by local agent representative Tony Nioa - to attract purchase prices and proposals for the land which is just shy of a hectare in size.
Deputy Mayor Denis Chapman said the land could form part of a world-class city centre and civic hub in Hervey Bay.
“The Hillyard Street land is in a strategically important location and council is seeking a development partner for the site to help revitalise the Hervey Bay City Centre, leverage off the benefits that flow from the new council building and deliver on the 20-year master plan for the area,” he said.
“It provides an opportunity to develop a greenfield, mixed-use commercial building providing high- density permanent residential living or tourist accommodation in the form of short-stay apartments or a hotel.
“One scenario is for an integrated hotel and conference/meeting/event facility, while there is also an opportunity to establish a public pedestrian overpass or walkway to Seafront Oval.”
It comes amid a wave of projects and developments such as the $20m facelift to Maryborough Library and the Hervey Bay City Centre upgrades.
The council has also received an application for a towering 21-storey apartment complex proposed for 408-412 the Esplanade, Torquay.
Mr Chapman said long-term investment into the Hillyard St land could help the region’s economy and attract more workers and tourism.
“We are looking for someone who is ready to invest and develop the land now to help breathe new life and opportunities into the Hervey Bay City Centre,” he said.
The council said proposals should complement the outcomes of the Hervey Bay City Centre Master plan.
A price guide has not been released.
