A FAMILY home on a huge oceanfront block with the potential for further residential development has come on the market in Woodgate.

The absolute oceanfront Queenslander on 96 Esplanade in Woodgate is on the market at $1.49 million, and sits on a 6,743 sqm block.

The two-storey home offers space for a family to grow, and has the potential for investors as a nest egg.

The house is surrounded by lush tropical gardens and offers ocean views from the large front deck.

The house is fully wheelchair accessible and features four spacious bedrooms, two bathrooms and two large living areas.

Location Property Agents agent Scott Wade said the property was a developer's or investor's dream - with plenty of potential to subdivide the blocks and build individual residencies.

"It has a bit of everything because it is right on the beach front," Mr Wade said.

"The biggest thing that would attract buyers is the potential for subdividing and developing."

Meanwhile, a family home sitting on 106 acres at 81 Bongiolettis Rd, Gooburrum is about to sell for $975,000.

Mr Wade said the property is selling to a couple from Melbourne - and this isn't the first time interstate buyers have taken an interest in Bundaberg's property. "For Melbourne it has been pretty busy this year. I'd say the last five out of six houses I have sold have been to people from Melbourne," he said.
