Aland developers to deliver apartments at Pitt St, Merrylands

A western Sydney suburb is undergoing a transformation with a slew of apartment complexes changing its skyline - including an $800 million development with a rooftop swimming pool and stunning common areas.

It has been in the pipeline since 2018 but construction on an $800 million apartment complex at Merrylands is finally drawing closer after development group Aland acquired the “masterplanned precinct” in the heart of the suburb.

The project at 224-240 Pitt St, formerly known as The Opera, has been purchased for $75 million and was one of eight development sites up for sale when a receiver was appointed to parts of the Dyldam Group in January.

The first stage of the 1200-unit, multi-building complex, which will boast a rooftop swimming pool and gardens, is being rebranded and is scheduled to be released early next year.

Aland head of development, Ryan Lane, welcomed the acquisition.

“In terms of location, you couldn’t find better with the site being within strolling distance to a major retail hub and train station, as well as being moments to the beautiful Holroyd Gardens with playgrounds, bike tracks and picnic areas and only a few minutes’ drive to Parramatta’s CBD,” he said.

Dyldam unveiled the project in 2018 but only minor earthworks have been undertaken on the site to date.

The already-approved first stage will contain 365 apartments over three buildings and will include about 2600 sqm of retail and commercial space, and a basement carpark.

It will comprise 17 studios, 98 one-bedroom properties, 219 two-bedroom flats and 31 three-bedroom dwellings.

The first stage will include a ground floor central communal space plus two rooftop areas with a pool, terrace, barbecue with seating and a communal vegetable and herb garden.

Mr Lane said Aland would use a top team of consultants to ensure the remaining two stages would deliver the precinct as a key strategic site.

“We want to make sure that the project is expertly masterplanned, with consideration given to the surrounding environment, customer expectations, the history of the area and the expectations of the local community,” Mr Lane said.

Multiple apartment complexes are earmarked for Merrylands, including Coronation Property’s Mason & Main at Merrylands Rd, where 793 apartments and a buzzing food, retail precinct and childcare centre are planned for the former Red Rooster site.

Apartments were sold off the plan from November 2020 and have been pitched to appeal to potential buyers priced out of Parramatta and Westmead.

Cumberland councillor Steve Christou then labelled the five-tower complex overkill after an extra 200 apartments were lobbed on to original plans.
