A country pub on the western outskirts of the Toowoomba region has hit the market as a freehold offering, sporting a “walk in, walk out” price of $625,000.
The Bowenville Hotel in the town of the same name has been listed for sale through SGW Hotel Brokers for the first time in eight years, with the venue popular with both tourists and locals.
The 450sq m pub sits on 2000sq m of land and features space for caravans and campervans at the rear of the property.
Lead agent Scott Williams said it was uncommon for a pub to be available as a freehold sale for the price on offer.
“It’s in great condition, there’s a well equipped bar, the outside area is well finished and it’s got a great commercial kitchen,” he said.
“(Inquiries have) been good so far, it takes a month or so before you get the real buyer.
“It’s only a matter of time until we get someone through.
“The potential upside is there is a very large feedlot, there is all types of farming — the feedlots out there are growing, that’s where the business is.
“You get a lot tourists who park up at the pub for free, have a meal and stay the night.”
Mr Williams said the Bowenville Hotel would suit owner-occupiers with a background or experience in cooking.
“It’s your buyer leaving the city, maybe a couple, who want to run a pub, do their own cooking,” he said.
“(Assuming that), the turnover would be in about the $700,000 range.”
