A country pub could be snapped up within weeks after it was put on the market for just $100,000.

A 106-year-old pub in Queensland has hit the market for just $100,000, in a treechange opportunity agents have described as “once-in-a-lifetime”.

The Pioneer Hotel in Kulpi, about 60km northwest of Toowoomba, has been listed as a leasehold sale through SGW Hotel Brokers.

The 450 sqm timber pub on 2000 sqm of land has been the epicentre of the 77-person town and the wider district since it was first built in 1918 and currently turns over about $800,000 a year.

Along with a fully-equipped commercial kitchen and upgraded cool room, the offer also includes manager’s accommodation big enough for a family — a notable feature given Kulpi still has a primary school with 16 students.

Agent Scott Williams said the current publicans had looked to stay there long-term but needed to sell the lease due to health complications.

“There is a freehold option, haven’t got a price but I met with the owners and they said if someone wants to buy the freehold they’ll work with them,” he said.

“The current tenants’ community skills are unbelievable, they do everything out of there.

“It’s the hub of the town, every group has their meetings there and it’s got such a great vibe.

“The current publicans have spent about $50,000 on the kitchens and other areas – they were looking to be there for life.”

While there have reportedly been a number of local offers to purchase already, Mr Williams said the sale presented a great opportunity for a young couple or family trying to escape the southeast corner.

“I like these pubs because it proves that there is something for a young couple to get in at a reasonable price to make it their own,” he said.

“Whoever takes on the lease, the freehold owners have to accept them but it will be their baby.

“There is coal, cattle farming and the drive out there is a breath of fresh air — I think it’s a once-in-a-lifetime opportunity.

“You’re going to be a people-person, and involved in that community and have that mindset.”

Mr Williams said he expected the pub to sell within a few weeks.
