River views seal the deal for luxury apartment buyers

Fronting 44 O’Connell Street, in Brisbane’s trendy Kangaroo Point, River House will feature 14 full-floor apartments, with interiors by Melbourne-based interior designer Mim Design.
Four out of the 14 apartments have already sold and are priced at just under $7m, rising to a price of $10m each. The apartments include three car spaces per residence.
The penthouse is priced in the mid-teens and includes four parking spaces and a private boat mooring.
Fortis has appointed Stormvogel as the head contractor, and early works are already under way, keeping this landmark development which offers direct access to the serpentine Brisbane River, on track to becoming the city’s premier address.
Owners will have access to their own private pontoon from the development, which offers uninterrupted northeast riverfront views.
The apartments are designed to establish an intimate connection with the water, Fortis said in a statement.
Each three-bedroom apartment will have two living areas across 260sq m of interior space, with an additional 50sq m of river-facing outdoor space.
Residents will have access to a gym with sauna, riverfront pool, expansive grassed lawn, and a shared private pontoon with mooring.
Designed by Plus Architecture, River House is a testament to bespoke architecture and Brisbane’s ever-evolving luxury real estate landscape.
The four apartments have sold for a total of $30m to a range of local buyers, reflecting a growing trend of locals prioritising quality, exclusivity, and superior amenities, Fortis said.
All four buyers to date have been owner-occupiers, including three downsizers, while one buyer is a family with younger children.

River House marketing agent Place Kangaroo Point director Simon Caulfield said local buyers were just as willing as their interstate counterparts to pay the premium rates commanded for luxury full-floor residences.
“This is largely driven by confidence in the city’s strong growth, with downsizers particularly seeking high-end living options,” Mr Caulfield said.
