Alroe launches Gold Coast apartment block on Broadwater

The Gold Coast is set for a Lune landing as the boutique developer launches a luxury complex near the Broadwater, with prices starting just shy of $5m.

Construction of units on the Gold Coast might be slowing as developers battle soaring construction costs, but Main Beach is about to get a new development, with boutique developer Alroe launching an apartment complex near the Broadwater, with prices starting at $4.995m.

Six half-floor apartments positioned on the edge of the Broadwater are under construction, each featuring three substantial bedrooms and an ensuite.

Construction on the project, called Lune, started in April and its completion is expected in June next year.

The $31m development fronts 19-21 Rankin Parade, Main Beach, on the northern Gold Coast, and the flats range in size from 296sq m to 340sq m. Prices rise to $5.55m for the most expensive units.

There’s also a powder room and a full-sized laundry in each apartment, with the master suite featuring a dual dressing zone.

The two living areas in each residence are complemented by galley-style kitchens and generous dining spaces.

Ground-floor villas will have large outdoor living areas with lush gardens and private pools. Higher-floor residences will have large bal­conies and access to private roof­top gardens with views of the Broadwater.

“Lune captures the essence of Main Beach living through a bespoke offering that we believe is unrivalled in the market,” said Alroe founder and managing director Tye Alroe in a statement.

“Each of these villas provides living areas equivalent to a large home with a level of private amenities that you would expect from a luxurious coastal beach house.”

Construction is being undertaken by in-house subsidiary Alroe Constructions, a custom-build partner which operates in the multi-residential sector, delivering luxury townhouses, low and mid-rise apartments, and NDIS special-needs apartments.

Alroe has delivered an extensive portfolio of boutique projects in southeast Queensland and northern NSW.

Aloe’s most recent development was The Finn, with five out of the eight apartments selling within the first 10 weeks of the marketing campaign.

“Projects of this calibre are becoming increasingly rare due to rising land prices, which are driving down feasibility and leading to the shelving of similar developments,” Mr Alroe said. “Lune distinguishes itself with spacious villas and unobstructed views, setting new standards for size and vistas in the area.”

None of the six apartments in Lune sold prior to launch, but the developer said there had been strong interest.
