Design ‘wow factor’ in Perth’s Mosman Park lures $21.5m from international buyer
An international buyer paid out $21.5m for the multi-level home cleverly designed around a spiral staircase, in the biggest transaction for Perth so far this year.
The $21.5m sale of a home in Mosman Park is the highest transaction negotiated in Perth this year, and was struck well before the Reserve Bank cut rates by 25 basis points to 3.85 points this week.
High-profile Perth agent Vivien Yap, principal of Ray White Dalkeith | Claremont, sold her own architecturally designed family home at 2 The Coombe, Mosman Park for the record price with the deal negotiated on Anzac Day by local buyer’s agent Cohen Handler’s Ryan Lobik.
Ms Yap and her husband, Johannes Yap, purchased the house site on 1095sq m in 2014 for $4.6m and lived in the four to five-bedroom property with five bathrooms, two extra powder rooms and nine-car garage for four years after its completion.
Ms Yap said the buyers were internationals and did not see the property prior to purchase.
“They never saw the property, it was only after the deal was done they walked through,” she said.
“The offer came on Anzac Day and settled on Friday. They only properly viewed it a few days before settlement. (But) it’s an immaculate property.
“We spent seven years designing and building our dream home and we were not looking to sell at all, but the offer came, and I negotiated the deal on behalf of my husband.
“For us, right now, our family needs have changed as our son Ethan is now living on the Gold Coast studying dentistry and this is such a big family home.”
Although the sale has settled, the Yap family will continue to live in the home for six months while they find their next property.
Developed in the exclusive area of The Coombe in Mosman Park, 14km from the Perth CBD, the house was designed by Tom Brooking of Brooking Designs.
Mr Brooking said it was a complicated triangular block with a 15m cross fall.
“There are always so many learnings but in this case, the Yaps’ house was a clever response to a difficult site,” he said.
“It has a pure ‘wow factor’. It is the jewel in the crown of the golden triangle, overlooking the river.
“It’s an iconic home, so very elevated and a very dynamic build. It was a dream project to work on with Vivien and Johannes. It’s always incredible when we have such great synergy between the architect, client and builder.”
“I know the Yaps really well, and I know that they have enjoyed their home so much.
“The three-level home effortlessly cantilevers itself over a series of circular angled columns contrasting and juxtaposing the rugged beauty of the existing landform.”
The house is arranged as a vertical cluster of living spaces around a central spiral feature staircase, with the top level providing extensive views of Mosman Bay, the Swan River and the city beyond. The interior spaces were designed in the spirit of the high-end luxury boutiques of Europe, using a restrained and sophisticated pallet of custom from around the world.
Mr Brooking said the original sketch of three pavilions and central space was hand-drawn in half an hour.
“I just knew exactly what to do and the designs were all drawn in six to seven weeks, with the four-year build complete in 2021,” he said. “The house is pure magic, and will stand the test of time. It’s a contemporary home of our time.
“When you design a building, it is like a thesis, it is unproven until it is built and then it proves itself.
“All jobs are passion projects and I get a lot of satisfaction out of them and creating a buzz for my clients.
“Vivien and Johannes backed me 100 per cent from the design to the interiors and furniture that we sourced from Milan.
“I am so happy for them on achieving such a great sale.”
