A DARWIN real estate agent is urging vendors to remember that presentation matters when it comes to selling a home, after good styling proved a key factor in one of his properties receiving an offer more than $50,000 higher than initially expected

A DARWIN real estate agent is urging vendors to remember that presentation matters when it comes to selling a home, after good styling proved a key factor in one of his properties receiving an offer more than $50,000 higher than initially expected.

Raine & Horne Darwin general manager Glenn Grantham said 22 Shearwater Drive, Bakewell was under contract and approaching sale for more than the $575,000 asking price after prospective buyers had been blown away by the home’s beautiful presentation – the result of three weeks worth of work by the owners and a Raine & Horne team member with a background in interior design.

“Obviously first up you’ve got to have a desirable property, and this was an elevated house in Bakewell which is a desirable property,” he said.

“However, the presentation was the thing that elevated the price.

“The (prospective buyers) just walked in and said the presentation is just amazing, and so far above that of other properties on the market.

“The owner had received appraisals from other agents that were over $50,000 less than the asking price, and we achieved above the asking price on it immediately.

“And we had probably half a dozen other purchasers sitting there disappointed to miss out.”

Mr Grantham said the experience showed it was well worth vendors putting in the extra effort to make sure their properties were as well-presented as possible, even in a real estate market as strong as Darwin’s at the moment.

“(That effort) added $50,000 to (the owners’) sales value … and the whole process would only have cost them a couple of grand,” he said.

“And there are similar properties on the market that weren’t presented in that fashion, that are still on the market now.”

FIVE TOP TIPS FOR GOOD PROPERTY PRESENTATION

1. Remove obvious evidence of maintenance needs (e.g. chipped paint)

2. Ensure the background, such as paintwork and other basic elements, looks good

3. Set up the rooms as they were designed to be used.

4. Remove clutter and add decorative touches.
