Sold! Medindie mansion Elysian at 9 Robe Tce sells to local family for record price

The state has a new record house price after this extraordinary Medindie mansion sold to a local family for an eye-watering sum. Take a video tour.

It took six years to build, and once launched to the market as a finished property, just six weeks to sell for the highest price ever received for a South Australian residential property.

Modern mansion Elysian at 9 Robe Tce, Medindie, set on a massive 4021sq/m allotment, has just sold to a local family, smashing the state’s residential sales record.

Selling agents John and Stephanie Williams of Williams Real Estate sold the property. While not declaring the exact sales price, Mrs Williams confirmed it fetched an “eight-figure” amount – or in excess of $10m.

“It’s unheard of in South Australia – you could find something in Waikiki, Beverly Hills, the south of France or London for eight figures, so for Medindie to have recorded an eight-figure sale is a new beginning and it really has put Adelaide on the map, and it just shows the strength and desirability of SA properties,” Mrs Williams said.

“This has been spurred on by COVID. This is a new path to new record results from here, it’s a benchmark and it has set history and it shows people see the value in Adelaide.”

The sale price is at least 20 per cent higher than the record transaction of $8m paid for a Leabrook home in August 2019.

North Adelaide’s former Anglican Church property Bishop’s Court reportedly eclipsed that price last year, but its price has not been disclosed in official records.

The couple first started marketing the home passively in October 2018 while it was still under construction, with Mrs Williams saying they started actively selling it once it was completed in December.

Six weeks later, the home has now sold to a local family, and will settle in a few weeks.

“All our processes are in place, the sold sticker is up – it is officially sold,” Mrs Williams said.

“It sold to a local buyer, but we had been talking to interstate and overseas househunters throughout the campaign.

“We had two beautiful advertisements in The Advertiser, which did spark the interest of our purchaser, and they’re so excited to be taking possession of this gorgeous, iconic mansion.

“They had just started to look for a home … and they saw it in the paper and the minute they walked through and looked into that gallery entrance it was everything they could have wished for.

“The (Advertiser real estate) magazine is important to us because we know luxury buyers are potentially sitting there in their luxury homes thinking it’s time for a change, and this one mesmerised and they fell in love with it.

“They viewed it with just their immediate family initially and then their entire family on two or three occasions, and after the fourth occasion we started our negotiations.”

Mrs Williams said the sale proved wrong those who never thought SA would record a sale of more than $10 million, and would recalibrate the top end of the market.

“It’s a reality now because we’ve just done it, it’s very exciting,” Mrs Williams said.

“I think we’re going to see a very strong boom in South Australia across all levels.

“We’ve got the highest level of attendance we’ve seen at out opens in 10 years.

“Eight-figures-plus priced homes are certainly supported in the Adelaide market and there are a lot of big beautiful homes tucked away in our suburbs that are waiting to go to the market.”

Built by commercial builder Charles (Harry) Alexander and partner Yoland Higgs, its creation has been “a true labour of love”, he told The Advertiser last year.

“The actual construction process was about four years continuously, and then we’ve spent the past two years finishing it and fitting it out,” Mr Alexander said.

“There were times where we were doing 12-hour shifts, seven days a week working on the house.

“We just worked on it until it was perfect and until it was finished. And that time has come now.

“It was designed to be a family home of grand scale. It’s not a house that’s going to come on the market every year – a home like this might only come on every 20 or 30 years.”

All up, the house and guesthouse have eight bedrooms and eight bathrooms.

The main home is set over three levels and has up to seven bedrooms.

The ground floor features a grand foyer with a gallery, a massive open-plan kitchen and living area, and an indoor spa pool.

The rear yard has a covered terrace overlooking a pool and spa, pool pavilion, a tennis court and a one-bedroom guesthouse with its own double garage.

The home also has a theatre, gym, wine storage and tasting room, and an elevator.
