There’s a conference room fit for 50 to 60 people, 23 powered camping sites and 100 non-powered camping sites, and more than 10km of bushwalking trails.
The retreat sits along the road to Kakadu National Park.
Nutrien Harcourts Katherine real estate specialist Olivia Thompson said it was one of the most unique properties to come to market, with two titles under sale totalling 351.67 hectares.
“Buying real estate is all about location, location, location,” she said.
“This couldn’t be more perfectly positioned. It’s an hour and a half away from Darwin in a completely different world.
“It’s close enough but far enough from Darwin for it to be a nice little getaway.
“There’s massive river frontage and an abundance of wildlife but it’s also not just dry season focused. There are study groups that conduct environmental study over the wet season because of the beautiful ecosystems.”
Ms Thompson said there was room for further development of the property, with farming potential under the first title and tourism opportunities under the second.
She added an innovative buyer would be smart to capitalise on the retreat’s stunning location and space.
“You could have tours, bushwalking events, conferences, concerts,” she said.

Ms Thompson said with the emphasis on driving tourism in Australia, the Mary River Wilderness Retreat was the perfect investment.
“I’ve had inquiries from different parts of Australia and a little bit of overseas interest as well,” she said.
“It’s amazing how many people want to have their own tourist park.”
