Brisbane’s CBD is set to welcome a new $750 million mixed-use development in the form of a towering office, retail and dining space.

The development is part of the Cross River Rail precinct, a major infrastructure project currently taking shape in the area, The Courier Mail reports.

The 101 Albert Street development is the brainchild of Queensland Investment Corporation (QIC), a state-owned investment company that recently submitted plans for the project to Economic Development Queensland.

The development is set to be located directly opposite the new Albert Street Cross River Rail station, which is expected to become a major transportation hub.

QIC has proposed a unique 40-storey vertical village design that blends into the local subtropical landscape.

The tower will feature tropical foliage throughout, with an expansive rooftop area that will offer a sweeping view of the surrounding skyline.

QIC’s Cross River Rail precincts director, Chris Brown, told The Courier Mail the development will be a new landmark for the city.

“Brisbane deserves a new, city-shaping destination; a design that merges local character with global thinking,” he said.

“We’ve also integrated the tropical foliage theme throughout the remainder of the development, including an expansive rooftop area that allows occupants to enjoy outdoor spaces, including a surrounding rooftop garden.”

It is hoped the 101 Albert Street development will also help transform the surrounding area, unlocking further development opportunities and enhancing pedestrian corridors along both Albert and Mary Streets.

The Albert St project will feature lots of sub-tropical plants.

“Due to its central address, 101 Albert Street will also be a connector to future developments, including Queen’s Wharf and complements the Albert Street green spine envisioned by Brisbane City Council,” Mr Brown said.

The project is also designed to be environmentally sustainable, targeting a six-Star Green Star Buildings rating and a 5.5-Star NABERS Energy rating.

QIC’s proposal follows a broader trend of environmentally sustainable and eco-friendly developments in the city.

Construction on the development is expected to begin in late 2022 and is set to be completed by 2026.
