NSW waterfront properties for sale under $1 million
The dream of owning a waterfront home could still be within reach – even for buyers without incredibly deep pockets.
With house prices on the rise again, waterfront living is a dream many Australians think is out of reach.
However there are pockets across NSW – some less than an hour from Sydney – where waterfront living is more achievable with prices below the $1 million mark.
They may not be on shores of our pristine beaches, however are scattered through the states scenic rivers, lakes and creeks.
Some have houses that need some love, while others are ready to move in – buyers just need to expand their searches further afield.
From St Georges Basin to the Tweed River, here are the 10 waterfront bargains on offer.
MACKSVILLE
It’s described as “the ultimate waterfront with boat ramp” and has a price guide of $850,000 – $900,000.
The property, at 36 Jellico St in Macksville, includes a renovated house with a deep water frontage to the Taylors Arm River along with an electric winch for boat launching.

The property is on the shores of the stunning Tweed River with a two bedroom house.

The 1486 sqm is close to local amenities and has a two-bedroom cottage along with a single garage in need of renovation.
“Alternatively, knock down and rebuild the family home with a waterfront lifestyle in a quiet location,” the listing says.
“You’re only a short boat ride to the expanse of Lake Macquarie with boat ramp at the end of the street.”
No price guide has been made available, however the property came up on a realestate.com.au search among properties with a price under $1m.
TELEGRAPH POINT
This property, at 347 Rollands Plains Rd, is on just over an acre and backs onto Wilsons River close to Port Macquarie.
Priced at $840,000 – $870,000, it has a renovated cottage and detached studio with stunning gardens backing onto the natural riverfront.
The cottage has two large bedrooms, airconditioned living and dining and a covered terrace with spa.
Outside features a fire pit and entertaining pavilion.
DORA CREEK
Another waterfront property on the market for Dora Creek is 54 Baker St with a price guide of $860,000 – $920,000.
The Lake Macquarie property is on 677 sqm with a north-easterly aspect.

A large waterfront reserve with a price tag of $950,000 is on the market on the northern shores of St Georges Basin.
The property at 32 Harriss Ave is on 1352 sqm just a few metres to the waters edge.

A large riverfront block has hit the market in Broadwater – 20 minutes south of Ballina – with a price guide of $700,000 – $750,000.
The 1261 sqm property, at 24 Rileys Hill Rd, is described in “a stunning riverfront position” with a four-bedroom house.

This Lake Macquarie waterfront property has a price guide from $990,000.
The property, at 93 Kullaroo Rd Summerland Point, is on a reserve waterfront block with direct access to the shoreline.

“This property is perfect for those looking to build their dream home or enter the Lake Macquarie waterfront market.”
The house includes two generous bedrooms, two bathrooms, open plan living and drive through garage.
The agent says the house would be idea for an Airbnb or holiday letting, or a rebuild/renovation.
According the latest Proptrack Home Price Index, national home prices continued to stabilise in April after rising for the fourth consecutive month, rising 0.14 per cent.
The cumulative increase in 2023 is now 0.75 per cent.
Strong migration, tight rental markets and limited supply are offsetting the impact of rapid interest rate rises.
